Residential Apartment Maintenance Supervisor

Key Responsibilities:

  • Collaborate with the on-site team to oversee all maintenance-related tasks and property upkeep.
  • Manage the preparation process to ensure apartments are ready for new residents promptly.
  • Initiate, execute, and supervise maintenance projects aimed at enhancing curb appeal, optimizing building systems, and evaluating contractor performance.
  • Develop detailed scopes of work for minor improvements/services and source qualified contractors for bidding.
  • Effectively manage expenses in alignment with ownership objectives, actively seeking to reduce costs through proposals and negotiations, as well as during the budgeting process.
  • Establish and maintain relationships with vendors, negotiate pricing, and collaborate on the approved vendor list.
  • Provide direct supervision and support to the maintenance team daily, identifying training and development opportunities while holding the team accountable for the condition of their assigned areas.
  • Oversee the Preventative Maintenance program, ensuring timely completion and thorough documentation.
  • Comply with all local, state, and federal housing regulations.
  • Foster a team culture focused on customer service and curb appeal.
  • Perform additional duties as assigned.
  • Be available for on-call duties and occasional overtime hours.

Qualifications:

  • Strong knowledge of plumbing, electrical systems, HVAC, and carpentry.
  • Experience in supervising staff.
  • Comprehensive understanding of residential building systems, including boilers, chillers, cooling towers, air handlers, and roof fans.
  • Professional building system licenses are preferred and may be required based on the type of property.
  • HVAC and/or CFC certifications are strongly preferred.
  • Proficient in maintenance-related software, Microsoft Word, Excel, email, and internet searches.
  • Excellent communication skills, both written and verbal.
  • Able to manage multiple projects and tasks from various staff and volunteers.
  • Strong interpersonal skills, demonstrating professionalism in all interactions.
  • Demonstrated passion for high-quality results and a proactive attitude.
  • Ability to execute innovative projects with minimal supervision.
  • Exceptional customer service ethic and high standards for quality.
  • Willingness to work a flexible schedule, including evenings, weekends, and emergency situations.

Education:
Fluency in English, with the ability to perform intermediate mathematical functions and understand on-site resident management software.

Professional Experience:
A minimum of three (3) years in residential property management or a related field is required.

Computer Skills:

  • Basic computer knowledge.
  • Proficient in Outlook and OneSite.
  • Intermediate skills in MS Word and Excel.
  • Basic internet proficiency.

Physical Requirements:
Must be capable of accessing all areas of the property and amenities, able to lift, carry, or maneuver weights up to 50 lbs independently and 100 lbs with assistance.
