Job Overview

Position Summary:

Under the guidance of the Service Director, the Assistant Service Director plays a crucial role in overseeing the physical operations of the apartment community. This includes managing maintenance and repair tasks, ensuring the aesthetic appeal of the property, addressing customer service inquiries, and complying with all safety regulations.

Key Responsibilities:

Maintenance Oversight:

  • Lead and manage all maintenance activities within the community.
  • Organize and execute preventative maintenance, inspections, and janitorial services.
  • Keep precise records of all maintenance activities and contracts.
  • Conduct daily property inspections to maintain curb appeal and identify safety concerns.
  • Coordinate apartment turnover processes, including resident move-outs and renovations.
  • Monitor expenses and propose cost-saving measures for the community.
  • Manage inventory and ensure adequate supply of maintenance materials for service requests.
  • Advise the Business Manager on necessary capital improvements and maintenance budget needs.
  • Oversee contracted services, including soliciting bids and ensuring timely payment of invoices.
  • Report safety or liability issues to the Business Manager along with preventative maintenance suggestions.
  • Facilitate weekly safety meetings covering procedures, training, and equipment usage.
  • Perform additional duties as required.

Customer Engagement:

  • Address service requests from residents and team members promptly, adhering to company policies.
  • Deliver exceptional customer service with a professional demeanor towards all stakeholders.
  • Regularly audit the key tracking system.
  • Participate in after-hours emergency service as needed, ensuring 24/7 property staff availability.

Team Development:

  • Assist the Regional Service Director and Real Estate Manager in selecting new hires.
  • Provide training, coaching, and mentorship to team members to ensure proper skill development.
  • Foster a collaborative team environment through regular meetings and open communication.
  • Develop work and on-call schedules for maintenance staff.
  • Offer continuous feedback and conduct formal performance evaluations, recommending actions for compensation and career progression.

Qualifications:

  • High school diploma or equivalent.
  • CFC Certification Universal.
  • Valid Driver's License.
  • Minimum of 4 years of maintenance and repair experience in apartment communities.
  • At least 2 years of supervisory experience.
  • Proficient in Microsoft Office and strong computer skills.
  • Excellent verbal and written communication skills in English.
  • Physical ability to navigate the property, including climbing stairs and lifting up to 60 lbs.
  • Comprehensive knowledge to perform maintenance assessments to the standards expected of an Assistant Service Director.
  • Availability for emergency situations 24/7.

Compensation: Salary range of $55,000 - $60,000.

FSLA Status: Exempt
