Job Summary

We are seeking a highly skilled and experienced Leasing and Asset Management professional to join our team at Alexandria Real Estate Equities. As a critical member of our San Francisco Bay Area Leasing team, you will play a key role in driving the success of our company by providing best-in-class leasing support to our existing and prospective tenants.

Key Responsibilities
  1. New Leasing Transactions and Renewals
  • Negotiate Letters of Intent (LOIs) and Request for Proposal (RFP) responses, working closely with brokers to secure new leases and renewals.
  • Develop and execute strategies to manage rollover, including pursuing targeted early renewals to minimize vacancy and maximize revenue.
  • Source and track local, regional, and national tenant prospects to identify new business opportunities.
  • Build and maintain strong relationships with external resources, including brokers, consultants, architects, and general contractors.
  • Collaborate with our design team and brokers to develop marketing collateral that showcases our properties and attracts top-tier tenants.
  • Develop and execute leasing strategies for our assets, including preparing and participating in broker events to showcase our properties and build relationships with potential tenants.
  • Lead property tours and present the Alexandria story and value proposition to prospective tenants, working closely with brokerage listing teams to ensure a seamless experience.
  • Participate in tenant pitches and occasionally lead them, using your expertise to showcase the benefits of our properties and secure new leases.
  • Analyze lease economics to ensure we meet pro forma or optimal outcomes relative to market, using your analytical skills to identify opportunities for growth and improvement.
  • Stay up-to-date on market trends and lease and sale comparables, competition, and availabilities to inform our leasing strategies and ensure we remain competitive.
  • Attend and host industry events, working with the team to develop curated guest lists and ensure a successful experience.
Collaborative Work with Local Alexandria Leadership and Other Teams
  • Collaborate with local Alexandria leadership and other teams, including Regional Finance, Asset Services, Real Estate Development, and Life Science, on various matters, such as campus amenities, branding, and signage strategies.
  • Work with Asset Services and Real Estate Development teams to ensure seamless transition of lease agreements and ensure tenant occupancy, rent commencement, and other requirements are met.
  • Regularly touch base with key decision makers for all tenants to ensure their needs are met and they are satisfied with our services.
  • Collaborate with all Alexandria departments to brand and market properties and advance lease transactions while keeping all stakeholders well informed.
  • Provide updates and present leasing and market reports for joint venture partners, using your expertise to inform their decisions and drive business growth.
Internal Reporting
  • Provide and present regular leasing reports, including market and leasing updates for regional strategic planning meetings, using your analytical skills to identify trends and opportunities for growth.
  • Respond to various corporate reporting requests, including market updates for quarterly reports, ensuring the Corporate Finance team is informed of all pertinent information.
Qualifications and Experience
  • Bachelor's degree required.
  • 5+ years of practical working experience in leasing, asset management, marketing, or real estate industry-related fields with a demonstrated strong, independent leasing and management background.
  • Experience and knowledge of SF Bay Area real estate markets; life science real estate experience preferred but not required.
  • Ability to negotiate lease economics and creative deal structures based on targeted returns, tenant profile, and dynamic market conditions.
  • Ability to provide market intel to support property acquisitions.
  • Active listening skills and ability to empathize.
  • Detail and results orientation and drive.
  • Ability and desire to work on a team toward a shared goal.
  • Advanced negotiations skills.
  • Analytical capabilities (e.g., financial modeling, complex problem-solving, etc.).
  • Oral and written communications critical and required. Strong interpersonal skills and ability to collaborate both internally and externally.
  • Experience with spreadsheets and a working knowledge of all Microsoft Office Products, including Excel, PowerPoint, and Word.
  • Professional with proven customer service skills and strong references.
  • Ability to work with senior leaders and other cross-functional groups to build consensus and appropriate judgment and initiative to function autonomously.
  • Aptitude for managing multiple daily tasks and longer-term strategic projects; ability to prioritize and meet timelines set by management.
  • Knowledge and passion for the life science industry.
  • Excellent presentation and public speaking skills.
