Key Responsibilities

  • Oversee daily operations of the property and its facilities, including but not limited to snow removal, landscaping, waste management, cleaning services, security, transportation, and maintenance of physical systems.
  • Organize and supervise the scheduling, execution, and documentation of preventive and corrective maintenance, ensuring all records are accurately maintained.
  • Develop a comprehensive 5-year capital improvement plan to sustain and enhance property assets, executing from proposal to completion.
  • Collaborate with construction and development teams to foster relationships with key municipal partners, including building code and fire safety officials.
  • Establish and maintain positive relationships with tenants, providing support as needed.
  • Work with tenants and their construction teams to facilitate a smooth onboarding experience.
  • Partner with internal teams to ensure the property is well-maintained and developed.
  • In conjunction with the General Manager, manage the Common Area Maintenance (CAM) budget, evaluating financial implications and selecting knowledgeable vendors.
  • Conduct assessments to inform long-term capital planning and budgeting.
  • Engage with insurance providers and lenders regarding property inspections.
  • Manage vendor relationships, including contracts and performance optimization.
  • Collaborate with the onsite team to nurture community relationships.
  • Stay informed about lease agreements to understand maintenance responsibilities and their impact on daily operations.
  • Perform regular property inspections to ensure optimal condition and address any operational issues promptly.
  • Oversee maintenance of shared HVAC and vertical transportation systems for common areas and select tenants.

Qualifications

  • Minimum of 5 years of experience in operations, facilities, or property management.
  • Ability to interpret blueprints, CAD drawings, and other technical documents.
  • Strong knowledge of maintenance and operational processes.
  • Demonstrated enthusiasm, initiative, and a robust work ethic.
  • Excellent organizational skills, capable of managing multiple large-scale projects simultaneously.
  • Effective communication skills, both written and verbal.
  • Strong sense of urgency and commitment to hard work.
  • Team-oriented mindset, willing to collaborate and seek input from others.
  • Positive, can-do attitude.
  • Focus on innovation, learning, and improvement.

Education and Experience
