Multi-Site Leasing Consultant

About the Role
The Leasing Consultant is responsible for executing the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This includes performing all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing resident lease renewals.
Key Responsibilities
- Perform sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, and preparing lease and move-in packages.
- Design and execute offsite marketing activities to drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools, and following property-specific marketing plans.
- Analyze market and economic trends that may impact the property and recommend improvements, staying informed of changes in technology, industry standards, and leasing and sales tools and processes.
- Manage the lease enforcement process, including apartment inspections, evictions, collections, notifications, and other processes outlined in the lease agreement.
- Follow up with prospects and new residents to ensure satisfaction and finalize lease decisions, executing and performing activities in support of the property's lease renewal program.
- Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems and document resident or other requests.
- Ensure the property and show units meet the Company's standards for show quality by daily inspecting the property, including the leasing office, amenities, and model units.
- Resolve customer complaints and issues.
- Stay informed about current market and competitor conditions that may impact the community's occupancy and sales results, developing and implementing short- and long-term marketing plans and goals to sustain occupancy.
Work Environment and Requirements
This is a multi-site opportunity for Spoke Savannah & Cottages at New Hampstead. The ideal candidate must be available to work on weekends when scheduled and able to perform the essential job functions unaccompanied. The work environment is an office setting with frequent exposure to outside elements, including temperatures, weather, odors, and/or landscape that may be unpleasant and/or hazardous.
Qualifications and Requirements
- High School Diploma or GED Equivalent
- Property Management, Sales, Marketing, and Customer Service background sufficient to manage the day-to-day operation of an apartment community
- Advanced Skills: Communication, Presentation, and Delivery Skills with ability to connect to people at all levels
- Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes, and strong proficiency in property management software (preferably Entrata Yardi and/or One Site)
- Licenses and Certificates: Current Valid Driver's License
