Position Overview: As a Facilities Service Technician, your role will be pivotal in creating an inviting living environment. You will be responsible for maintaining the property to ensure optimal functionality and aesthetic appeal while delivering outstanding customer service to residents.

Key Responsibilities:

Customer Service and Maintenance:

  • Deliver exceptional customer service during every interaction and provide high-quality maintenance support. Complete assigned work orders generated from resident service requests and perform preventative maintenance by diagnosing issues and executing repairs in accordance with established policies, procedures, safety standards, and code requirements. Prepare vacant apartment homes for leasing by conducting pre-move-out inspections, creating maintenance task lists, scheduling contractors as necessary, procuring supplies, completing maintenance tasks, and inspecting finished work. Assist in maintaining the grounds, common areas, and amenities by removing debris, pressure washing, performing general cleaning, and painting as required. Contribute to cost-saving initiatives by repairing rather than replacing components when feasible, minimizing waste, and utilizing tools and equipment correctly. Participate in routine property inspections to identify safety and risk management issues, ensuring the property remains in good condition and communicating any concerns to management. Adhere to procedures for accessing and obtaining materials and supplies from the maintenance department, tracking inventory, returning unused items, and notifying the maintenance supervisor of reordering needs.

Compliance with Property Management Standards:

Adhere to proper safety protocols in line with company and departmental policies by promptly reporting any equipment malfunctions, injuries, or safety concerns to the appropriate personnel. Comply with LSA's safety and risk management policies by attending routine safety meetings, completing required training on OSHA and related regulations, and accurately reporting incidents. Ensure compliance with established policies and procedures by monitoring regulatory requirements and operational processes related to your responsibilities and reporting any violations.

Physical Requirements & Work Environment: This position involves working within the community, which may include accessing residents' units for safety-related matters. The role requires interaction with residents, employees, and the public. The incumbent is classified as essential staff and is expected to adhere to all safety and business protocols.

Qualifications:

  • Minimum of 2 years of experience in multifamily maintenance.
  • Proficient in hands-on maintenance skills, including plumbing, electrical work, general carpentry, HVAC, and appliance repair.
  • Availability for on-call duties to address emergencies.
  • Positive attitude with a willingness to learn and enhance skills.
  • Excellent customer service and communication abilities.
  • Able to work independently and collaboratively within a team.
  • EPA Type II or Universal certification is required; CPO certification is a plus.
  • Valid driver's license and basic computer skills, including knowledge of Windows (Word, Excel), internet, and email.

Job Type: Full-time

Compensation: $23.00 per hour
