Job Title: Maintenance Technician
Role Summary: Responsible for conducting routine maintenance, diagnosing issues, and executing repairs on commercial properties, either directly or through subcontractors.
Key Responsibilities:
- Carry out scheduled preventive maintenance tasks efficiently.
- Ensure all work is performed safely and professionally, adhering to timelines.
- Utilize basic electrical skills for tasks such as maintaining emergency lighting and exit signs.
- Oversee plumbing systems, ensuring they are functional and well-maintained.
- Repair and maintain both interior and exterior surfaces of buildings.
- Conduct painting and touch-up work as necessary, including tile repairs.
- Operate lifts and ladders for light bulb replacements and other tasks.
- Accurately complete and submit maintenance work orders and documentation.
- Maintain cleanliness of facilities, including regular trash removal.
- Assist with landscaping and other duties as required.
Qualifications:
- GED or equivalent; completion of a two-year college or technical trade program is preferred.
- Two to five years of relevant mechanical experience, including electrical, plumbing, and carpentry skills.
- Possession of a valid driver's license.
- Ability to read and interpret safety guidelines, maintenance instructions, and procedural manuals. Proficient in writing reports and communicating effectively with groups.
- Strong problem-solving skills and logical thinking are essential.
- Ability to adapt to changing situations and work overtime on short notice.
- Self-motivated with the capability to manage multiple tasks with minimal supervision.
Competencies:
- Experience with scissor or boom lifts is preferred.
- Ability to follow instructions in various formats and solve problems with multiple variables.
- Proficient in basic math and geometry for calculations related to the job.
- Time management skills to maintain productivity while working independently.
- Availability during non-standard hours for emergency situations.
- Effective communication skills to assess and meet client needs.
Physical Requirements:
This role requires physical stamina, including frequent standing, walking, and using hands for various tasks. Employees may need to lift and move items weighing up to 50 pounds.
Work Environment:
Employees may encounter moving mechanical parts, electrical hazards, and varying weather conditions. The work environment can be noisy, and tasks may involve working at heights.
Compensation: The salary range for this position is $18-$20 per hour.
