Job Summary:

The Property Maintenance Technician is responsible for performing routine maintenance, cleaning, and repairs of all units and common areas within multiple properties. This includes identifying and addressing issues as they arise, while also maintaining mechanical and non-mechanical equipment.

Key Responsibilities:
  • Perform routine inspections, maintenance, installations, and repairs of buildings' mechanical systems and equipment.
  • Respond to building issues in a timely manner and ensure prompt resolution.
  • Identify hazardous conditions or equipment and develop standard operating procedures to resolve these concerns.
  • Have a basic understanding and experience with HVAC, electrical, plumbing systems, and carpentry.
  • Develop and implement a cleaning schedule for each property.
  • Identify instances when outside vendors may be required to install, repair, or inspect equipment and work with property management to select, monitor, and inspect vendor work.
  • Ensure all job duties are performed within the guidelines of OSHA and building code requirements.
  • Collaborate with the Operations team to execute property improvements and other projects.
Requirements:
  • Minimum of 3 years of property maintenance experience.
  • Experience with inspections, repairs, and installations for HVAC, plumbing, and electrical systems within buildings and living quarters.
  • Positive and understanding demeanor when communicating with residents, families, staff, community officials, and the public.
  • Ability to interact with elderly residents and possess a high level of trustworthiness.
  • Reliable transportation, an unexpired driver's license, and a clean driving record.
Physical Capabilities:
  • Ability to stand and walk regularly during shift without assistance.
  • Ability to lift, push, or pull up to 60lbs regularly with or without assistance.
  • Ability to bend, twist, stand, or crouch regularly and without assistance.
