We are currently seeking skilled and licensed Residential Sales Consultants to become part of our newly launched Central Georgia Division. This position offers a unique opportunity to significantly improve the living experience for our clients while enhancing your own professional journey.

Key Responsibilities:

  • Meet and surpass set sales targets.
  • Regularly evaluate and interpret data and trends, including community traffic assessments and market analysis.
  • Assist in establishing pricing for new homes, including site premiums and the release of home sites.
  • Support the training of new Sales Agents and Assistants as necessary.
  • Conduct scheduled sales activities, including:
    • Monitoring 'Home Definition Due' dates according to the community schedule.
    • Completing a Home Definition.
    • Finalizing options and selections as part of the Purchase Agreement.
    • Coordinating Homeowner Orientation and Final Loan Approval dates with all relevant parties.
    • Keeping the community plat board updated to reflect the status of home sites.
    • Documenting all interactions in the CRM with Leads, Prospects, Buyers, Realtors, and Lenders.
  • Perform monthly competitive analysis and track changes in the community's competitive landscape.
  • Establish and maintain a robust Realtor outreach and networking strategy.
  • Implement a systematic follow-up marketing campaign to secure sales.
  • Ensure the sales center, model homes, and inventory homes are well-maintained on a weekly basis.
  • Showcase amenities and distinctive architectural features of homes and sites to potential buyers.
  • Utilize the established sales process effectively during home demonstrations.
  • Record prospect and buyer information in the CRM on the same day of interaction.
  • Oversee the mortgage loan process, providing timely support to buyers, agents, lenders, and closing attorneys as needed.
  • Communicate necessary website updates to the Marketing team.
  • Participate in weekly Community Builder Meetings to address and resolve issues.
  • Manage all on-site signage as required.
  • Host or assist at Grand Opening events and homeowner gatherings, adhering to marketing standards.
  • Maintain accurate records of all Product Development Changes and inform clients promptly.
  • Ensure pricing and options are current on website listings.
  • Keep MLS listings accurate for all 'spec' homes, updating as necessary.
  • Guarantee adequate staffing of the Sales Center during operational hours, ensuring all materials are stocked and aligned with company standards.
  • Additional responsibilities and performance metrics will be discussed.

Qualifications:

  • Active State Real Estate License is mandatory.
  • A minimum of 3 years of experience in onsite new home sales is required.
  • High School Diploma or GED Equivalent; a college degree is preferred.
  • Exceptional verbal and written communication skills.
  • Ability to set and achieve sales objectives.
  • Strong relationship-building skills and effective marketing strategy development.
  • Results-driven individual with a proven ability to convert leads.
  • Proficient in MS Office and sales CRM software.
  • Availability to work evenings, weekends, and some holidays is essential.
