Job Title: Assistant Property Manager - Affordable Housing

The Assistant Property Manager will assist the Community Director in the day-to-day operations of the property, ensuring that the client's operational and financial goals are met. This role involves supervising on-site staff, managing lease expirations, and maintaining accurate records.

Key Responsibilities:

  1. Client Relations: Maintain positive relationships with clients, vendors, and residents, ensuring that FPI's philosophies and wishes are carried out in daily operations.
  2. Communication: Maintain effective communication with applicants, residents, vendors, clients, and guests, representing FPI in a professional manner.
  3. Employee Management: Operate the property in the absence of the Community Director, train and onboard new leasing team members, and ensure that all employees are following FPI's Standard Operating Procedures.
  4. Leasing/Occupancy: Maintain occupancy levels as established by owner/budget expectations, exhibit professional leasing techniques, and implement advertising and marketing strategies for the apartment community.
  5. Revenue Management: Assist the Community Director in maximizing revenue potential of the property through the management of lease expirations and timely turnover, and accurately process vendor invoices and manage accounting month-end.
  6. Reporting and Document Management: Maintain accurate resident files, ensure the daily integrity and confidentiality of resident files, and meet all periodic reporting requirements as requested/required.
  7. Risk Management: Ensure compliance of Risk Management items through the following of FPI's Standard Operating Procedures, and report timely any/all injuries, illnesses, property damage through the proper reporting channels and forms.
  8. Facility Maintenance: Assist residents with reporting of maintenance needs, document facility and maintenance needs, and ensure timely completion.

Qualifications:

  • Must have experience in affordable housing programs, including LIHTC, HUD programs, USDA-Rural Development, and HCD.
  • Minimum 1 year of experience in a similar supervisory role, preferably within Residential Property Management.
  • High School diploma or equivalency certificate required, College degree in a relatable field preferred.
  • Valid Driver's License, a good driving record, current motor vehicle insurance, and an operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy.
  • Must be proficient in speaking, reading, and writing in English, and have strong computer skills (MS Office, Google Apps, property management-related software, email, internet).
