Job Title: Operating Engineer III

Comstock Companies is seeking an experienced Operating Engineer III to join our team. As an Operating Engineer III, you will be responsible for maintaining and repairing building equipment, providing exceptional customer service, and working collaboratively with our property maintenance team.

Key Responsibilities:
  • Provide top-notch customer service to tenants and stakeholders
  • Maintain and repair building equipment, including HVAC, mechanical, electrical, and plumbing systems
  • Complete work assignments efficiently and effectively with minimal supervision
  • Operate, maintain, troubleshoot, and repair building equipment to ensure efficient operation
  • Support the property maintenance team in completing customer service requests and special projects
  • Collaborate with senior engineers to achieve compliance and excellence in our properties
  • Maintain good tenant relations through prompt and courteous responses to requests
  • Perform predictive maintenance, preventative maintenance, routine maintenance, and service requests as directed
  • Assist contractors and ensure contracted services are performed safely and in accordance with established work standards
  • Maintain and repair electrical and plumbing components, including single-phase electrical breakers, switches, receptacles, and plumbing fixtures
  • Provide general handyman services to maintain buildings and perform repairs
  • Occasional overtime and holiday work may be required
Qualifications:
  • 5-10 years of experience in building engineering or construction-related fields
  • Proficiency in using hand tools and diagnostic equipment
  • CFC Universal Refrigerant Certification is required
  • Trade or maintenance license is preferred
  • Experience with CMMS systems is a plus
  • Proven safety record and compliance with safe work practices
  • Proficient computer skills, including email, word processing, and Excel
  • High school diploma or GED equivalent
  • Ability to work independently and as part of a team
  • Valid driver's license
  • Ability to diagnose problems, make sound decisions, prioritize tasks, and complete multiple tasks
  • Ability to interpret engineering drawings and equipment manuals
  • High level of credibility, trustworthiness, and integrity
  • Ability to work well in a team, establish good working relationships, and communicate effectively
  • Ability to multitask, prioritize tasks, and maintain attention to detail
  • Ability to work in variable temperature conditions, under variable noise levels, and in a fast-paced environment
