We are seeking a highly skilled and experienced Service Manager to join our team at DTN Management. As a key member of our property operations team, you will be responsible for leading a service team to deliver exceptional customer experiences and ensure the preservation of our assets.

Key Responsibilities
  • Team Leadership: Plan and direct the activities of the service team to achieve operational excellence and exceed customer expectations.
  • Asset Preservation: Develop and implement strategies to maintain and improve the physical condition of our properties, including maintenance and preventative maintenance of all building systems.
  • Budget Management: Manage the annual operating budget for the service department, ensuring effective allocation of resources and adherence to financial targets.
  • Contract Negotiation: Negotiate contracts for goods, services, and replacements to ensure best value for the company.
  • Training and Development: Train and develop the skills of the service team to ensure they have the necessary expertise to deliver high-quality services.
  • Customer Service: Provide exceptional customer service to residents, responding to work orders and resolving issues in a timely and professional manner.
  • Site Inspections: Conduct regular site inspections to ensure compliance with company standards and identify areas for improvement.
  • Record Keeping: Maintain accurate records of work orders, preventative maintenance, and site inspections.
Requirements
  • Education: High school diploma and/or equivalent work experience.
  • Experience: 4+ years' experience as a maintenance repair technician, building contractor, and/or trade school certificate of completion.
  • Skills: Expertise in repairing apartment building systems and maintenance, including plumbing, electrical, carpentry, HVAC, and appliances. Universal EPA certification required.
  • Leadership: Previous supervisory experience preferred.
  • Communication: Positive attitude and good verbal and written communication skills.
  • Physical Demands: Ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds consistently.
  • Availability: Availability to respond to after-hours emergencies and on-call work orders.
