Maintenance Operations Manager

**Job Summary:**
Fairway Management is seeking a highly skilled Regional Maintenance Supervisor to oversee the maintenance operations of our apartment communities. As a key member of our team, you will be responsible for training and supporting regional maintenance staff, ensuring exceptional customer service, and maintaining the highest standards of property maintenance.
Key Responsibilities:
- **Customer Service:** Ensure prompt and courteous resolution of resident maintenance issues, adhering to our customer service standards.
- **Property Inspections:** Regularly inspect properties to identify maintenance needs and oversee necessary repairs and maintenance.
- **Staff Development:** Collaborate with Regional Manager and HR to recruit, train, and develop on-site maintenance technicians, ensuring they meet performance standards.
- **Scheduling:** Coordinate maintenance technician schedules with property management staff to ensure efficient use of resources.
- **Work Order Management:** Monitor and track work orders, maintenance work, safety compliance, and inventory levels to ensure seamless operations.
- **Performance Reviews:** Conduct performance reviews of maintenance staff to ensure they meet performance standards and provide constructive feedback for improvement.
- **Safety and Security:** Inspect properties for safety and security issues and address them promptly to ensure a secure living environment for residents.
- **Budgeting:** Assist in preparing and managing maintenance budgets to ensure efficient use of resources.
- **Coverage:** Provide coverage for staff vacations and emergencies as needed to ensure continuity of operations.
- **Vendor Management:** Coordinate and review jobs to ensure completion by vendors, ensuring high-quality work and timely completion.
Requirements:
- **Education:** High School diploma or equivalent
- **Skills:** Proficiency in carpentry, plumbing, electrical work, painting, and janitorial tasks; HVAC proficiency is advantageous
- **Knowledge:** Knowledge of building trades and tools; ability to interpret drawings, sketches, and specifications
- **Experience:** Supervisory experience; ability to work independently and travel daily
