Job Summary

We are seeking a highly skilled and experienced Senior Property Manager to join our team at Newmark. As a key member of our commercial real estate team, you will be responsible for the development and implementation of policies, procedures, and programs that ensure a well-managed and well-maintained building, prioritizing tenant satisfaction, environmental health and safety, and quality programs.

Key Responsibilities:
  • Strategic Planning: Develop and implement strategies to solidify positive relationships with owners and tenants, ensuring proactive and responsive communication.
  • Client Management: Collaborate with senior management to understand client goals and objectives, and develop recommendations to achieve the highest value consistent with the owner's objectives.
  • Financial Management: Prepare and report information in a timely manner to designated staff, as set forth by Newmark and the property owners.
  • Service Development: Create and develop upgrades to services to exceed client expectations.
  • Staffing and Development: Develop and implement staffing plans and job descriptions, promoting continuous education for on-site personnel.
  • Financial Reporting: Oversee the preparation, presentation, and content of the annual operating budget and monthly financial reporting package.
  • Lease Administration: Review and approve annual lease reconciliation and estimates.
  • Performance Management: Establish goals and objectives for on-site staff performance, prepare employee evaluations, and make promotion and compensation recommendations.
  • Project Management: Develop resource plans to deliver completed projects, meeting customer requirements, within set budgets and schedules.
  • Contract Administration: Prepare lease abstracts and review specifications prepared for service contracts.
  • Financial Control: Review and approve payables and receivables, as well as accounting output, as required by the property.
  • Site Visits: Conduct regular site visits to review policies and procedures, personnel performance, and approve invoices requiring signature.
  • Strategic Planning: Responsible for short- and long-range planning for all properties assigned.
  • Safety and Compliance: Ensure compliance with fire, life safety, and other safety programs, in conjunction with the Environmental Health and Safety Act.
  • Professional Image: Maintain a positive image in performing daily work, both internally and externally.
Other Job Functions:
  • Proposal Development: Provide input to proposal efforts with senior management.
  • Client Service: Develop and implement outstanding service programs for clients and tenants within the portfolio.
  • Business Development: Work closely with management to ensure the property(s) succeeds as a profit center or expense control for ownership.
  • Market Analysis: May be required to conduct market surveys, recommend pricing, develop marketing programs, and establish broker rapport in support of leasing objectives.
Requirements:
  • Education: Bachelor's Degree in business or related field.
  • Experience: Minimum of 8 years' experience in property operations.
  • Industry Knowledge: Experience in Commercial Real Estate.
  • Business Acumen: Knowledge in all aspects of business, including leasing and construction management.
  • Leadership Experience: Must have been responsible for a portfolio of three or more projects with direct reports.
  • Licensure: Valid real estate license in States that require it.
