Maintenance Technician II

The Maintenance Technician II plays a vital role in ensuring the upkeep and safety of our properties. This key member of the team oversees day-to-day maintenance operations, working closely with the Property Management team to deliver safe, appropriate, and sanitary housing to our residents.
Key Responsibilities- Contribute to a positive and caring working and living environment for all employees and residents.
- Enforce safety regulations by identifying and reporting or correcting safety hazards.
- Perform custodial duties such as cleaning, mopping, emptying trash, replacing light bulbs, etc., as needed.
- Maintain and repair all aspects of physical buildings, outdoor areas, parking areas, and individual units, including electrical, plumbing, HVAC, etc.
- Perform general carpentry duties to prepare apartments for move-in, including cleaning, painting, repairing, replacing, and/or refinishing surfaces, windows, appliances, window coverings, flooring, etc.
- Complete make-ready units within 3-5 days of the unit being released to the office.
- Move common space furniture, supplies, and equipment.
- Request tools, equipment, and supplies needed and safely store and safeguard tools, equipment, and chemicals.
- Regularly track supplies and order new supplies as needed and in coordination with supervisor.
- Regularly attend staff meetings and assigned trainings.
- Enter completed work orders into the software system with all detailed information pertaining to each repair.
- Other duties as assigned.
- High school diploma or GED preferred.
- Minimum of two years as a Maintenance Tech or similar required.
- Prior experience in apartment maintenance or construction required.
- Proficiency with Microsoft Office 365 and Yardi (or similar) is preferred.
- The ability to quickly learn the organization's systems is required.
- Strong analytical and problem-solving skills.
- Excellent organizational skills, attention to detail, and time management skills with a proven ability to meet deadlines.
- Ability to serve with integrity, professionalism, and confidentiality.
- CCH conducts background checks on all candidates who have received a conditional job offer. Satisfactory completion of background check is a requirement of employment with CCH.
- A valid driver's license, reliable personal vehicle, personal auto insurance as required by law, and an MVR sufficient to obtain and reasonably maintain insurability under agency auto liability policies are essential job requirements.
