Role Summary:
As the Reconstruction Project Supervisor, you will be responsible for managing all aspects of the reconstruction process, starting from the demolition of existing structures to the successful completion of new residential builds. This role requires close collaboration with clients, contractors, subcontractors, and various stakeholders to ensure that projects are executed safely, on schedule, and within budget constraints.
Key Responsibilities:
- Project Planning: Develop and implement detailed project plans that define the scope of work, establish timelines, and set financial parameters.
- Contractor Management: Identify, select, and oversee contractors and subcontractors, including soliciting bids, negotiating contracts, and monitoring performance to ensure compliance with project specifications.
- Financial Management: Monitor and manage project budgets, including tracking expenses, reviewing invoices, and making necessary adjustments to maintain financial integrity.
- Construction Oversight: Supervise all construction activities, including site preparation, demolition, and the construction of new homes, ensuring adherence to local regulations and project requirements.
- Quality Control: Implement quality assurance protocols to ensure that workmanship, materials, and construction methods meet or exceed established standards.
- Timeline Management: Create and maintain construction schedules, coordinating activities to ensure timely project completion.
- Stakeholder Engagement: Provide regular updates on construction progress to clients and stakeholders, effectively addressing any changes or issues that may impact the project.
- Problem Solving: Proactively identify and resolve challenges that arise during construction, including delays, design changes, and material shortages.
- Safety Management: Ensure compliance with safety regulations and industry best practices, taking appropriate measures to mitigate risks.
- Documentation: Maintain comprehensive project records, including plans, quality control inspections, contracts, and change orders.
Qualifications:
- Bachelor's degree in construction management or a related field, or equivalent experience.
- Minimum of 5 years of experience as a Construction Manager in residential demolition and reconstruction.
- Strong knowledge of construction methods, materials, and building codes.
- Proven ability to develop and manage schedules while adhering to budget constraints.
- Excellent communication and interpersonal skills for effective collaboration with clients and team members.
- Familiarity with relevant laws, regulations, and permitting processes in construction.
- Ability to work independently, troubleshoot issues, and make informed decisions in a dynamic environment.
- Proficiency in construction management software and Microsoft Office products.
- Valid driver's license and reliable transportation.
