The Residential Leasing Specialist plays a crucial role in showcasing the community to potential residents, facilitating apartment leases, delivering exceptional customer service, and engaging in the community's marketing efforts. This position collaborates closely with the property management team to meet the leasing objectives set for the property.

Key Responsibilities

  • Conduct daily inspections of model units and available apartments to ensure they meet presentation standards.
  • Maintain a professional appearance of the leasing office and ensure it is operational at the start of each business day.
  • Respond promptly to all leasing inquiries via phone and email, ensuring effective communication with potential residents.
  • Create and publish daily advertisements on various platforms to attract prospective tenants.
  • Welcome and guide potential residents through personalized property tours, assessing their needs and qualifications.
  • Actively promote and lease apartments by implementing effective marketing strategies.
  • Ensure accurate and timely input of leasing data into Lead Tracking Solutions/Yardi for all inquiries and transactions.
  • Prepare welcome documentation, including leases and necessary addendums, in accordance with company policies.
  • Schedule move-in appointments to review lease agreements and related documents with new residents.
  • Conduct thorough walkthroughs of the apartment and community amenities with new tenants upon move-in.
  • Analyze competitor offerings to refine sales techniques and pricing strategies.
  • Complete weekly close-out procedures in Yardi to maintain accurate records.
  • Maintain an up-to-date priority waitlist and ensure consistent communication with prospective residents regarding leasing availability.
  • Deliver customer service that aligns with company standards and effectively address resident concerns, escalating to management when necessary.
  • Perform additional duties as assigned.

Qualifications

  • At least one year of experience in sales or customer service within property management, hospitality, retail, or real estate.
  • Preferred experience in apartment leasing.
  • Bilingual proficiency in Spanish and English is required.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook).
  • Experience with Yardi and Lead Tracking Solutions is a plus.
  • A high school diploma or equivalent is required; a college degree or some college experience is preferred.
