Job Title: Asset Manager

At Trimont LLC, we are seeking an experienced Asset Manager to join our team. As an Asset Manager, you will be responsible for maintaining a broad overview knowledge of major markets, interacting with third-party consultants, and coordinating communications between borrowers, partners, and property managers.

Key Responsibilities:
  • Maintain a deep understanding of market trends, drivers, rents, and values to support sound assessment of property operations and financial modeling.
  • Interact with attorneys, title agents, brokers, and property managers to ensure seamless communication and coordination.
  • Coordinate communications between borrowers, partners, syndicate/participant lenders, and property managers to ensure timely and effective decision-making.
  • Assess the performance of assets relative to original underwriting strategies, business plans, and market conditions.
  • Review and evaluate monthly/quarterly operating performance, including rent rolls, operating statements, and collections.
  • Perform regular testing for loan covenant compliance, debt-yield, loan-to-value, and debt service coverage ratio.
  • Perform regular testing for equity performance hurdles, including occupancy, NOI, and capital budget.
  • Review debt/equity funding request submissions from borrowers/equity partners/property managers.
  • Review and approve annual operating budgets, annual capital budgets, and proposed tenant leases.
  • Create, update, and review Excel/Argus-based cash flow projections and valuation models.
  • Coordinate asset servicing and reporting responsibilities with internal departments to ensure accurate tracking and reporting.
  • Mentor financial analysts to encourage professional growth.
  • Perform occasional site visits as required.
Requirements:
  • Bachelor's Degree in finance, real estate, or a related field.
  • 2-5 years of relevant Asset Management experience.
  • Proficiency in Microsoft Excel.
  • Understanding of commercial real estate transactions, industry terms, and capital markets.
  • Ability to interpret complex legal documents.
  • Ability to multi-task and meet deadlines.
  • Strong analytical/mathematical skills.
  • Strong communication/presentation skills.
Preferred Qualifications:
  • Experience with JV/Preferred Equity deal structures.
  • Familiarity with Argus Enterprise.
  • Familiarity with iLevel for Real Estate software.
