Senior Maintenance Technician

Reports to: Maintenance Supervisor
Job Type: Non-exempt, no supervisory responsibilities

Job Summary
The Senior Maintenance Technician is accountable for executing all Maintenance Technician responsibilities, while also assisting the Maintenance Supervisor daily and providing leadership in their absence. This role includes being on-call for occasional after-hours service requests.

Key Responsibilities
  • Electrical: Conduct routine electrical repairs including wiring, fuses, fixtures, and HVAC systems.
  • Plumbing: Perform plumbing repairs such as servicing water heaters, clearing drain lines, and replacing broken pipes.
  • Carpentry: Execute carpentry tasks including repairs to cabinets, window screens, and drywall.
  • Mechanical: Diagnose and repair major appliances and operate necessary power tools.
  • General Maintenance: Carry out tasks such as painting, floor tile installation, and landscaping duties.
  • Inventory Management: Identify and procure materials essential for maintenance operations.
  • Troubleshooting: Provide basic troubleshooting and routine maintenance.
  • Supply Monitoring: Collaborate with the supervisor to oversee supplies and equipment, ensuring timely orders.
  • Documentation: Maintain invoices and receipts for supervisor review.
  • Team Leadership: Guide the maintenance team in daily activities in the absence of the Maintenance Supervisor.
  • Emergency Response: Address urgent work orders as needed.

Qualifications
  • High school diploma or GED required.
  • Technical training or significant hands-on experience is essential.
  • Minimum of one year in facilities maintenance or a related field preferred.
  • Proficient knowledge of electrical, plumbing, carpentry, and mechanical systems, with expertise in at least one area.
  • Ability to perform physical labor, operate tools, and lift up to 80 lbs.
  • Must possess a valid class E license and insurance.

Work Environment
This position involves both indoor and outdoor work, with travel between sites and exposure to various weather conditions.

Physical Demands
Essential functions require the ability to walk, stand, and sit for extended periods, perform repetitive movements, and lift moderate to heavy weights.

Position Type
This is a full-time role, typically scheduled Monday through Friday.

Travel Requirements
Travel throughout the metropolitan area as necessary.
