Job Overview

Salary: $65,000 - $70,000, with a performance-based bonus target.

Kibo Capital is seeking a dedicated Facilities Maintenance Manager to lead our maintenance team. This role involves overseeing the upkeep of our properties to ensure they meet our high standards, while managing a team of skilled technicians.

Key Responsibilities:

  • Recruit, train, and supervise maintenance personnel.
  • Plan and manage work schedules and assign tasks to the maintenance team.
  • Encourage a positive and collaborative work atmosphere to enhance employee satisfaction and retention.
  • Prioritize and address service requests, with a focus on urgent issues.
  • Schedule and conduct preventative maintenance for the facilities.
  • Perform regular inspections of properties to identify maintenance needs from both owner and tenant perspectives.
  • Communicate effectively with the maintenance team to ensure timely completion of tasks.
  • Manage contractor activities, including obtaining estimates and scheduling work.
  • Provide hands-on support to maintenance technicians by performing repairs in plumbing, HVAC, carpentry, and electrical systems.
  • Operate the maintenance department within the financial constraints of the organization.
  • Ensure timely completion of resident service requests.
  • Maintain the property's exterior to uphold an exceptional appearance.
  • Participate in the emergency on-call rotation approximately every three weeks, with additional compensation during on-call periods.

Qualifications:

  • Minimum of 5 years of experience in construction or multifamily maintenance.
  • At least 3 years of experience in a supervisory role.
  • HVAC certification required.
  • CPO certification preferred.
  • Demonstrated ability to lead, manage, and evaluate team members effectively.
  • Experience in various aspects of apartment maintenance, including plumbing, electrical, HVAC, carpentry, and appliance repair.
  • Strong communication skills, with the ability to effectively convey information.
  • Basic computer proficiency and familiarity with technology.

Education:

High School diploma or equivalent required.

Physical Requirements:

  • Ability to navigate the property to assess building issues and plan repairs.
  • Capability to lift and/or move up to 50 pounds without assistance.
  • Ability to climb stairs and ladders as needed.
  • Willingness to work outdoors in various weather conditions.
  • Prolonged periods of sitting at a desk and using a computer.
  • Must be physically capable of performing repairs when necessary.

Additional Requirements:

  • Valid and current Driver's License.
  • Successful completion of a background check, drug screening, and motor vehicle report prior to employment.
  • Fair Housing certification or the ability to obtain it within the first 30 days of employment (course provided by the employer).
