Job Title: Chief Building Engineer

At Berman, we are seeking a highly skilled and experienced Chief Building Engineer to join our team. As a key member of our facilities management team, you will be responsible for maintaining all buildings and grounds located within the Winter Garden facility.

Key Responsibilities:
  • Manage and perform all work related to the maintenance of the buildings, including HVAC, plumbing, electrical, carpentry, painting, custodial, landscaping, and security.
  • Supervise custodial workers and ensure the facility is kept clean.
  • Supervise maintenance technicians and be responsible for scheduling and confirming work is complete.
  • Ensure that grounds are in show-ready conditions by utilizing staffing and resources accordingly.
  • Ensure landscaping is maintained and curb appeal is kept up.
  • Report and log maintenance repairs to be completed by designated technicians.
  • Supervise all facility subcontractors and maintain a log of when each subcontractor is on the property.
  • Maintain accurate records of all maintenance repairs using a computerized work order system.
  • Regularly inspect property to check quality of cleaning and landscaping, identify maintenance issues, and address all items of concern.
  • Manage required inspections of elevators and life safety systems.
  • Maintain elevator log of all entrapments and other issues.
  • Maintain accurate records of all inspections.
  • Schedule required inspections with subcontractors and ensure inspections are completed. Report deficiencies to the client for resolution.
  • Manage the computerized facility work order system.
  • Track all maintenance activities in the work order system.
  • Assign tasks to appropriate team members.
  • Input labor hours and material costs for each work order and ensure all billable work is billed accurately.
  • Provide reports to management regarding work order status and completion.
  • Ensure proper scheduling of set up and take down for meetings, events, conferences, and otherwise as directed.
  • Report problems, solutions, and costs associated with management. Provide a weekly status update on any pending projects.
  • Respond to and follow up on all client/tenant requests in a timely manner.
  • Promote a positive team attitude with employees, clients, and tenants.
  • Implement emergency procedures for hurricanes, tropical storms, other weather events, power outages, floods, pipe leaks, and so forth.
  • Develop relationships with tenants and address any maintenance issues reported.
  • Serve as primary contact for facility-related emergencies, which may require evening and weekend work.
Requirements:
  • Ability to communicate effectively, both orally and in writing in English. Must be able to verbally communicate with all assigned employees, tenants, and leadership. Spanish language skills are a plus.
  • Ability to self-perform the simplest repairs required at a facility.
  • Ability to complete routine paperwork both manually and digitally.
  • Ability to understand and follow specific instructions and procedures.
  • Strong interpersonal skills, flexibility, and customer service orientation.
  • Ability to react calmly and effectively in emergency situations.
  • Demonstrates excellent time-management skills.
  • Demonstrates excellent rapport with visitors, staff, and employees.
  • Is self-motivated and takes initiative.
  • Ability to execute projects systematically.
  • Good craftsmanship and attention to detail.
  • Must be able to operate a computer and smartphone and be proficient in using Microsoft Word, Excel, and Outlook.
  • Must have 3 years of hands-on experience using a Building Automation System to monitor and troubleshoot HVAC issues. Siemens Design experience preferred.
  • Good organizational and communication skills.
  • STRONG HVAC SKILLS
  • Minimum of 5 years' experience in building engineering, repair, or facility management and supervising others. Experience working on high-visibility properties and complicated mixed-use portfolios is desired.
  • Must be able to stand, walk, bend, crouch, climb, and assist in safely lifting 50 pounds. Must be able to work outdoors in all types of weather common in South Florida including extreme heat and humidity.
  • Must hold a valid driver's license and the ability to be insured by the company's insurance carrier.
  • Must pass a criminal background check as well as any additional background checks required for a specific client site.
