Position Overview
This role entails engaging in negotiations with suppliers, assessing terms and conditions, establishing pricing, and formulating contracts while managing supplier relationships that impact our division.

Key Responsibilities
1. Conduct precise and timely negotiations with local suppliers based on established criteria such as cost, quality, and service.
2. Oversee supplier performance metrics, ensuring compliance with agreements and scopes.
3. Collaborate with various departments including Product, Construction Management, and Sales to enhance supplier relationships and resolve issues.
4. Maintain databases for cost and quantity estimates, verifying estimates using comparative techniques.
5. Analyze Trade Partner data submissions and manage the effects of commodity fluctuations.
6. Develop optimization solutions using Value Engineering methodologies.
7. Ensure compliance with Pulte construction standards and relevant regulations.

Qualifications
• Minimum Bachelor's Degree or equivalent; ISCM accreditation preferred.
• At least 3 years of related functional experience, with a minimum of 6 months to 1 year in a procurement role.
• Strong business acumen with an understanding of purchasing impacts on financial statements.
• Proven ability to negotiate effectively and foster vendor partnerships.
• Knowledge of construction practices and continuous improvement methodologies.

Compensation
The salary range for this position is $82,500 - $113,450 annually, with eligibility for an annual incentive.
