About the Role

The Maintenance Manager is a key member of our team at Spectrum Retirement Communities, responsible for ensuring the smooth operation of our facilities and physical plant. This role requires a high level of technical expertise, organizational skills, and attention to detail.

Key Responsibilities

  • Preventative Maintenance: Develop and implement a comprehensive preventative maintenance schedule for all systems, including HVAC, elevators, fire life safety equipment, generators, and landscape maintenance.
  • Troubleshooting and Repair: Troubleshoot and repair electrical, mechanical, plumbing, HVAC, and structural issues, as well as painting and other maintenance tasks.
  • Work Order Management: Utilize the Yardi work order system to manage maintenance and repair issues throughout the community.
  • Vehicle Maintenance: Ensure that all community vehicles are properly maintained and kept in good working condition.
  • On-Call Requirements: Adhere to community on-call requirements for emergency repairs or maintenance issues.

Qualifications and Requirements

  • Education: High School diploma or equivalent required.
  • Driver's License: Valid driver's license required.
  • Certifications: HVAC certification preferred.
  • Experience: A minimum of 2 years in a property maintenance position.
  • Skills: Advanced knowledge of building systems, including HVAC, plumbing, electrical, and mechanical.
  • Medical Requirements: Must be medically able and willing to wear a NIOSH-approved tight-fitting respirator (N95 mask), if required by and in accordance with federal or state regulations or Spectrum policy.
