Key Responsibilities:
  • Maximize cash flow by minimizing delinquencies, ensuring timely rent collection, and monitoring banking activities.
  • Ensure accurate and timely preparation of leasing activities, A/R cash receipts, A/P Invoices, statements of disposition, and monthly closing procedures.
  • Assist in meeting targeted revenue goals by exceeding occupancy budgets, creating market incentives, and improving resident retention.
  • Maintain and organize all resident files, including payroll reporting and bonus preparation.
  • Support the leasing team by leasing apartments, responding to inquiries, qualifying applicants, and preparing move-in paperwork.
  • Manage renewals and active leases, tracking expirations, and drafting renewal leases.
  • Maintain a thorough knowledge of the market to provide a competitive edge and perform monthly market studies.
  • Assist in monitoring compliance with Fair Housing regulations, Tax Compliance regulations, and other laws affecting property management.
  • Review and analyze weekly traffic reports and numbers, and assist with weekly marketing meetings.
Requirements:
  • High school diploma or equivalent, with a college degree highly preferred.
  • One-year property management experience or 4-year degree in a related field.
  • Proficient computer skills, including Microsoft Office Suite and Real Page experience.
  • Working knowledge of applicable Landlord Tenant Laws, Fair Housing mandates, and other legal issues affecting property management.
  • Excellent English communication skills, both verbal and written.
  • Ability to walk apartments and grounds, including steps and climbing stairs.
  • Occasional lifting of 20 pounds or less.
  • Valid driver's license.

Salary range: $55K - $65K

FSLA Status: Exempt
