The Director of Sales and Marketing is responsible for enhancing and maintaining the occupancy rates and revenue generation of our community, aligning with our marketing and business strategies. This role includes managing the sales process and executing all necessary activities to facilitate sales. The Director will also represent our community and boost awareness through engagement in external events. Additionally, this position will support management in resident retention efforts and develop effective marketing strategies to meet occupancy objectives.
Key Responsibilities:
- Enhance and sustain the community's occupancy levels in line with established marketing and business strategies. Utilize defined sales processes and systems to perform job functions, track data, compile reports, and achieve occupancy targets.
- Promote community services and programs to potential residents and their families, tailoring marketing and presentations to meet individual needs.
- Oversee and finalize all activities required for a sale, ensuring a smooth transition from deposit to move-in. Conduct initial assessments or marketing presentations as necessary.
- Keep management informed about the status of prospective move-ins and maintain clear communication regarding pre-residency steps.
- Engage with local resources, including legal and financial professionals, senior organizations, and community contacts, to manage business development activities.
- Build and nurture relationships with residents, families, and professional referral sources, providing information and presentations about community offerings.
- Effectively manage community inventory and identify opportunities for revenue enhancement.
- Represent the community at external events and professional groups, utilizing community insights to plan and implement marketing activities.
- Assist management with resident retention initiatives through welcome events and referral programs.
- Develop and implement marketing strategies to achieve occupancy goals, including recommendations for promotional materials.
- Monitor sales performance metrics and prepare regular reports for management, offering insights and recommendations for marketing and retention strategies.
- Maintain proficiency in lead management systems to optimize sales effectiveness and document all sales activities promptly.
- Perform additional duties as assigned, demonstrating the ability to work independently with minimal supervision.
Qualifications:
- Minimum of 5 years of experience in outside sales.
- Experience in a service-oriented industry is preferred, particularly in hospitality or healthcare sales.
- Ability to travel locally for networking and community engagement.
- Bachelor's Degree in Marketing, Business, or a related field from an accredited institution is preferred.
- The ideal candidate will be a collaborative team player who embraces challenges, maintains a professional demeanor, and inspires others to succeed.
