Key Responsibilities:
  • Assist in the upkeep and repair of mechanical, electrical, plumbing, and HVAC systems across various properties.
  • Optimize HVAC and associated equipment for peak performance.
  • Carry out general maintenance and component replacements within buildings.
  • Engage in water treatment chemical initiatives.
  • Maintain operational logs and documentation related to property management.
  • Utilize HVAC distribution and control knowledge to address work orders effectively.
  • Respond to tenant inquiries with promptness and professionalism.
  • Foster professional relationships with contractors and tenants.
  • Adhere to emergency protocols and assist during evacuations and safety drills.
  • Develop knowledge and understanding of fire alarm and life safety systems.
  • Comply with all Hines and property-specific policies and procedures.
  • Participate in mandatory training sessions and workshops.
Qualifications:
  • High school diploma or equivalent from an accredited institution.
  • Preferred experience of one or more years in a related field.
  • Relevant trade certifications are a plus.
  • Ability to interact with employees, visitors, and contractors with professionalism.
  • Proficient computer skills for engineering applications.
  • Ability to read and interpret various instructions effectively.
  • Competence in operating power tools safely.
  • Effective verbal and written communication skills.
  • Ability to remain calm in emergency situations.
  • Proper use of personal protective equipment.
  • Ability to obtain necessary licenses or permits as required.
  • Engage senses of smell, hearing, and sight in job functions.
  • Capable of lifting 25 lbs. or more and working in diverse physical conditions.
  • Willingness to meet shift requirements.
  • Flexibility to work overtime as needed.
