Job Summary

Towneplace Suites by Marriott Lady Lake/The Villages is seeking an experienced Maintenance Manager to oversee the maintenance and operation of all equipment on the property site and building structure. The ideal candidate will have a strong background in maintenance leadership and be able to direct a team to ensure the hotel's facilities are well-maintained and running smoothly.

Key Responsibilities
  • Facilities Management: Directly responsible for the maintenance and operation of all equipment on the property site and building structure, including refrigeration and air conditioning, fire alarm systems, boilers, primary and secondary power systems, and emergency generators.
  • Aesthetics and Remodeling: Responsible for the exterior and interior aesthetics of the building, continuously evaluating remodeling projects and scheduling labor and materials for refurbishing projects.
  • Scheduling and Labor Management: Schedules department personnel to maintain 24-hour day coverage for preventative maintenance on building and equipment, including external utilities such as water, power, gas, sewer, and internal utilities, power systems, and fire protection.
  • Work Scheduling and Forecasting: Prepares work schedules in accordance with forecasted occupancy.
  • Energy Conservation: Implements policies and procedures to ensure energy conservation throughout the hotel.
  • Training and Development: Conducts department meetings and training on a regular basis in conjunction with Auro Hotels' standards and Brand standards, including maintenance techniques and safe use of cleaning products.
  • Compliance and Safety: Responsible for monitoring compliance with state building codes and regulations, OSHA safety codes, and adherence to Fire Department standards of safety and evacuation procedures.
  • Collaboration and Communication: Cooperates with all Department Heads, sets up departmental meetings, supervisory meetings, and internal departmental meetings.
  • Project Management: Monitors any new construction, interacts with designers, architects, contractors, and public utilities, the Fire Department, Health Department, insurance agencies, and OSHA, and works with Department Heads in preparing budgets.
  • Emergency Procedures: Coordinates hotel emergency procedures, in conjunction with the General Manager, develops an effective emergency plan for the hotel, conducts drills with staff, trains staff on the operation of emergency systems and equipment, and trains all MOD's on emergency procedures, equipment, water, and electrical shutoff.
  • Performance Management: Performs performance appraisals on all direct reports as required.
Requirements
  • Education: High school diploma required.
  • Experience: Minimum 2 years' experience in a Chief Engineer or Assistant Chief Engineer position preferred.
  • Certifications: Certifications in the major engineering disciplines (electrical, HVAC, refrigeration, and plumbing) preferred.
  • Skills: Experience in pools, spas, AC, drywall, and plumbing is required.
