Position Overview

The Real Estate Acquisition Specialist will be instrumental in identifying, negotiating, and assessing the acquisition of new community sites for Ashton Woods and Starlight Homes.

Key Responsibilities

  • Identify and evaluate raw land and lots appropriate for single-family residential development to align with divisional objectives.
  • Prepare Letters of Intent following best practices to secure land assets at competitive prices.
  • Negotiate agreements directly with landowners and developers, collaborating with corporate and external legal advisors.
  • Provide precise timelines for entitlement processes and proposed developments.
  • Work closely with the development team and engineers to facilitate efficient land planning and cost assessments.
  • Collaborate with market analysts to track local homebuilding pricing and trends.
  • Conduct land use and financial evaluations for prospective acquisitions, accurately forecasting development costs, permits, and associated fees.
  • Oversee due diligence documentation for project feasibility, utilizing external vendors, local contacts, engineers, and legal professionals, while considering critical information such as geotechnical and environmental reports.
  • Investigate local development and construction regulations.
  • Ensure all zoning, entitlements, planning, and permits are secured within designated timelines.

Qualifications:

  • A Bachelor's degree in business, economics, or a related discipline; or equivalent professional experience.
  • A minimum of five years' experience in residential land acquisition and development.
  • Preferred experience of at least three years in the homebuilding sector.
  • A valid and active driver's license.
