Maintenance Technician II Job Description

A leading multifamily real estate firm, ROSS Companies, is seeking an experienced Maintenance Technician II to join their team in Washington, DC. This role plays a crucial part in maintaining the property, handling tenant relations, and ensuring compliance with relevant laws and regulations.

Key Responsibilities:
  • Provide exceptional service to community residents, maintaining a professional and cooperative attitude during working hours.
  • Respond promptly to emergencies and service requests, ensuring timely and accurate completion of tasks.
  • Communicate hazards or unsafe conditions to supervisors, promoting a safe working environment.
  • Inform supervisors of any damage to community structures or grounds, ensuring prompt action is taken.
  • Promote fair housing standards and equal housing opportunity, adhering to company policies.
  • Maintain the trash room and ensure timely trash removal.
  • Complete service order requests in a timely and accurate manner, as assigned.
  • Monitor maintenance supply inventory and inform supervisors of items requiring ordering.
  • Service and maintain community equipment, ensuring continued use and minimizing downtime.
  • Perform preventive maintenance on plumbing, electrical, heating, air-conditioning, and ventilation systems.
  • Participate in 24-hour emergency maintenance service and weather emergencies, as scheduled.
Qualifications:
  • 2+ years of maintenance experience in individual HVAC repair and preventative maintenance of individual or central plant equipment, appliances, plumbing, and electrical systems.
  • Ability to work independently, professionally, and in a timely manner, following instructions and performing maintenance repairs.
  • Initiative and motivation to continue training and developing skills, with a preference for certifications and licenses.
  • Good organizational and time management skills, with the ability to prioritize tasks and manage multiple projects.
  • A valid driver's license, reliable transportation, and proof of motor vehicle insurance are highly preferred.
  • Ability to lift, stand, walk, twist, crawl, stoop, climb, push, pull, steer, and bend, with a dead weight in excess of 40 pounds.
  • Operating powered and non-powered equipment and tools, where manual pushing, pulling, or steering of equipment is required.
