Key Responsibilities:
As a Financial Project Specialist, you will be tasked with ensuring the timely and precise reporting of the financial activities associated with designated properties.
This encompasses financial analysis, budgeting, forecasting, and cash flow management.

Your role will involve managing the general ledgers for the assigned properties, which includes processing monthly journal entries, handling income and expense accruals, conducting expense recovery reconciliations, reviewing GAAP adjustments, and performing bank reconciliations.

You will need to possess a solid understanding of accounts payable (AP), accounts receivable (AR), cash receipts, and lease administration functions within the commercial real estate sector, as these elements significantly influence the financial outcomes of the projects you oversee.

Reporting and Analysis:
Prepare comprehensive monthly and quarterly reporting packages for your assigned portfolio of properties.

These packages will include detailed analyses and supporting schedules for all balance sheet accounts, along with explanations for any notable variances in income statement accounts.

Review annual expense reconciliation schedules and billings to tenants, and prepare thorough interim and year-end working papers and support schedules as requested by both internal and external auditors.

Collaborate with external auditors to draft annual financial statements and accompanying notes, and assist in audit processes through research, analysis, documentation, and response.

Budgeting and Forecasting:
You will be responsible for the annual property budget and quarterly forecast reviews.

This includes analyzing lease and expense data within the designated software to generate revenue, expense, and capital budgets/forecasts, as well as preparing property GAAP adjustments.

Assist in the preparation of budget/forecast packages, which will involve detailed analysis of revenue, expense, and capital components.

Prepare monthly cash forecasts and support Managers and Controllers with ad hoc requests, while also handling special projects as assigned.

Desired Skills and Qualifications:
We are looking for candidates with strong communication, presentation, and interpersonal skills.
A solid analytical mindset is essential, along with being well-organized and a self-starter capable of managing multiple priorities.
Preferred qualifications include:
- 2+ years of experience in public accounting and/or commercial real estate accounting.
- Knowledge of GAAP, particularly in relation to real estate.
- Familiarity with property management as it pertains to financial accounting, recoveries, budgeting, and forecasting.
- A Bachelor's degree in Accounting is preferred; CPA designation is a plus but not mandatory.
- Experience with MRI, Yardi, Skyline, JD Edwards, or CTI systems is desirable.
- Proficiency in PC-based software, especially Microsoft Excel.About Lincoln Property Company:
