POSITION TITLE: Lead Maintenance Technician

WORK TYPE: Full-time, 40 hours per week, including weekends as necessary

COMPENSATION: $30 - $35 per hour plus comprehensive benefits package

POSITION SUMMARY:

MV Ventures is in search of a dedicated, proactive, and reliable individual to fill the role of Lead Maintenance Technician for our upscale, multi-unit residential property. This position entails managing daily maintenance tasks, conducting inspections, performing preventative upkeep, and coordinating repairs to uphold our residents' high standards. The ideal candidate will exhibit excellent problem-solving abilities and decision-making skills, coupled with a robust understanding of property maintenance, repairs, and team leadership.

KEY RESPONSIBILITIES:

  • Conduct regular inspections of the property.
  • Address maintenance requests in a timely and professional manner.
  • Organize and schedule apartment turnovers with both internal teams and external contractors.
  • Ensure the property remains in optimal condition for showings.
  • Assist in the development and management of a preventative maintenance strategy.
  • Oversee general repairs and maintenance of the building and surrounding areas.
  • Coordinate with external service providers as necessary.
  • Monitor maintenance expenditures in line with budgetary constraints.
  • Maintain an adequate inventory of maintenance supplies.
  • Promote a safe working environment and ensure compliance with safety protocols.
  • Adhere to all relevant regulations and building codes.
  • Guide custodial staff and establish operational standards.
  • Train and mentor new maintenance personnel on building systems.
  • Provide on-call maintenance support as required.
  • Foster a collaborative relationship with the property management team.
  • Lead the quality assurance process during transitions from construction to operational phases.

QUALIFICATIONS:

The successful candidate will possess the ability to perform essential duties effectively. The following qualifications are necessary:

  • A minimum of three years of experience in residential maintenance or property management.
  • Relevant certifications such as Boilers License, EPA, and CPO are preferred.
  • Experience with plumbing, electrical systems, HVAC, and general repairs is essential.

TECHNICAL SKILLS:

Applicants should have a basic proficiency in software applications, including Microsoft Office, and familiarity with maintenance management systems.

PHYSICAL REQUIREMENTS:

The role requires the ability to lift and move items weighing up to 50 lbs, as well as the capacity to be mobile throughout the property.
