Job Title: Regional Maintenance Manager

At Liberty Military Housing, we are seeking a highly skilled and experienced Regional Maintenance Manager to join our team. As a key member of our maintenance team, you will be responsible for overseeing the maintenance operations of our properties, ensuring that our residents have a safe and comfortable living environment.

Responsibilities:
  • Develop and implement best practices in maintenance operations to optimize resource utilization and improve efficiency.
  • Assist Regional Property Manager and Maintenance Managers/Maintenance Supervisors with escalated maintenance issues, ensuring prompt resolution and minimal disruption to residents.
  • Manage financial aspects of maintenance operations, including budgeting, forecasting, and cost control.
  • Coordinate contract setup and project management to ensure timely completion, within budget, and to the required quality standards.
  • Build and maintain strong relationships with vendors, driving excellence, controlling costs, mitigating risks, and fostering trust and dependability.
  • Collect, analyze, and interpret data to inform decision-making and drive business outcomes.
  • Identify and implement sustainable initiatives to reduce environmental impact and improve operational efficiency.
  • Stay up-to-date with advances in technology and maintenance services, evaluating and implementing improvements to processes and systems.
  • Communicate effectively with stakeholders, ensuring that all relevant parties are informed of maintenance and engineering operations, safe practices, and business issues.
  • Maintain accurate records and generate meaningful reports to support business decisions.
  • Perform other duties as required or assigned, including assisting with maintenance employee relations and providing coaching as needed.
Qualifications:
  • Minimum 5 years of experience in multifamily property management, with a focus on maintenance and engineering.
  • Strong Microsoft Office skills, with the ability to learn new technologies and skills quickly.
  • Experience using property management software, preferably Yardi.
  • Excellent customer service, problem-solving, decision-making, multi-tasking, and communication skills.
  • Ability to demonstrate leadership skills and good professional judgment when dealing with difficult situations.
  • Highly organized, with effective time and task management skills.
  • Ability to take initiative and ownership of assigned tasks and responsibilities.
  • Skilled in building and growing connections with people of all types and backgrounds.
  • Good verbal and written communication skills, including active listening.
  • Understanding of the financial impact of maintenance and engineering operations and projects.
  • Effective negotiation skills.
  • Experience with and understanding of budgets, proposals, and contracts.
  • Proficiency in interpreting bids, work scope, agreement terms and conditions, and contract sourcing and management.
  • Compliance with all OSHA safety regulations, federal, state, and local applicable laws regarding health, safety, or environment, including LMH's standard operating procedures and policies.
  • Ability to operate a motor vehicle (valid driver's license required).
  • Ability to travel to other regional locations for work, training, meetings, and other work-related activities.
  • Ability to independently lift/carry supplies or equipment up to 65 lbs.
  • May require use of personal or company vehicle, or electrical cart.
  • Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, chemicals, unpleasant odors, and/or loud noises.

Salary Range $85,000 - $105,000 Annually
