The Commercial team is dedicated to all aspects of cost-efficient construction, encompassing cost management, estimation, procurement, and material acquisition.

With a focus on material selection, cost efficiency, customer satisfaction, and sales, our Commercial team – consisting of Estimators, Cost Consultants, and Material Buyers – has one primary goal: to deliver high-quality homes at the most competitive prices.

Your role will be pivotal in ensuring our business's sustainability, presenting a dynamic challenge that will fully engage your creativity and commercial acumen.

You will oversee the financial and surveying duties for large-scale projects.

Your responsibilities will include:

  • Effectively managing site costs and ensuring targets are achieved by controlling budgets and valuations, including regular updates of estimated final costs.
  • Demonstrating comprehensive cost and value reconciliation.
  • Overseeing all subcontractor processes and materials management, ensuring compliance with corporate policies and procedures.
  • Mentoring and developing team members to reach their full potential.
  • Implementing value engineering across all trades to maintain a competitive edge in the market.

Key Responsibilities:

  • Maintain all cost control protocols in alignment with corporate guidelines.
  • Compile weekly, monthly, and quarterly reports as necessary.
  • Stay informed about new materials and construction methods, as well as current regulations and standards.
  • Ensure team members receive adequate training and mentorship.
  • Control all commercial tasks on large projects, including those exceeding 200 units.
  • Contribute to design options to ensure adherence to budgetary constraints.
  • Prepare Site Start budgets in collaboration with all departments to facilitate timely project initiation.
  • Lead value engineering initiatives, updating relevant documentation to secure optimal value.
  • Maintain budget oversight throughout development and manage cost overruns within contingency limits.
  • Conduct precise cost assessments for each development aspect.
  • Analyze and report on costs and cash flow utilizing available support systems.
  • Prepare tenders and procure subcontractors, materials, and goods in accordance with corporate procedures.
  • Process subcontractor orders, payments, and variations using the designated payment system.
  • Evaluate and agree on variations and instructions, ensuring budgetary compliance.
  • Collaborate with site personnel and subcontractors to enhance productivity.
  • Participate in project and team meetings, presenting the commercial status.
  • Compile and present valuations at divisional meetings.
  • Ensure accurate management of all commercial aspects related to the RSL.
  • Stay updated on all relevant codes of practice impacting estimation.
  • Perform additional duties as assigned by the Managing Surveyor or Commercial Manager.

Qualifications:

  • HND level qualification or higher with a valid CSCS card.
  • Demonstrated experience in a similar role or as a Quantity Surveyor.
  • Comprehensive understanding of current market conditions and rates.
  • Ability to manage costs effectively across all trades.
  • Strong numerical skills with meticulous attention to detail.
  • Organized and methodical approach to work.
  • Proficient in commercial software and systems.
  • Excellent communication skills, capable of building effective relationships.
  • Broad experience within the house building sector.
  • Team-oriented with a supportive attitude towards colleagues.
