Key Responsibilities
  • Portfolio Oversight: Responsible for the strategic oversight of Choice's entire real estate portfolio, including market analysis, operations, capital strategy, and reporting.
  • Capital Planning: Develop and maintain a 5-year capital plan for each asset, aligning with the hotel's current needs and Choice's long-term ownership strategy.
  • Financial Management: Review and approve the annual operating and capital budget for each property, ensuring alignment with company goals and objectives.
  • Market Intelligence: Stay up-to-date on market conditions affecting the Choice portfolio, identifying opportunities to drive growth and profitability.
  • Collaboration and Communication: Partner with hotel management teams to analyze hotel operations and drive NOI through optimal revenue management, cost controls, and guest satisfaction efforts.
  • Capital Improvement Projects: Make recommendations for capital improvement ROI projects and comprehensive property improvement plans, managing the completion of medium-complexity renovation projects.
  • Asset Disposition: Identify opportunities to recycle capital in a manner that balances maximizing returns and protects the needs of the brand, leading the disposition process.
  • Reporting and Benchmarking: Develop asset and portfolio-level reporting and benchmarking, presenting findings to Segment and executive leadership on a regular basis.
  • Relationship Building: Foster strong relationships with internal and external partners, including FP&A, accounting, legal, and tax departments.
Requirements
  • Experience: At least 12+ years of progressive experience in hotel asset management, hotel ownership, or hotel operations, with significant experience analyzing hotel operations, identifying opportunities, and driving profitability.
  • Financial Acumen: Strong financial background with an understanding of real estate deal structures, including joint ventures and mezzanine financing.
  • Leadership Skills: Proven ability to create processes and procedures, ensuring accountability and driving results.
  • Communication Skills: Strong problem-solving, communication, and interpersonal skills, with the ability to succinctly and clearly explain complex information to senior leadership.
  • Travel Requirements: Willingness to travel up to 20% of the time, occasionally with limited notice.
