Job Summary

We are seeking a highly skilled and experienced Assistant Maintenance Manager to join our team at BH Management Services. As a key member of our maintenance team, you will be responsible for assisting in the oversight of physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for our property.

Key Responsibilities

• Utilize electronic systems and schedules to establish priorities and respond to service requests within 48 hours, ensuring timely completion of tasks.

• Oversee and ensure that established preventive maintenance programs are implemented, followed, and documented according to BH program guidelines.

• Maintain the daily upkeep of the grounds and appearance of the property, ensuring a high level of quality and attention to detail.

• Repair and replace appliances, plumbing systems, air conditioning/heating/electrical systems, and any apartment material/maintenance request within the scope of management responsibility.

• Collaborate with the office team and Maintenance Supervisor to determine weekly apartment make-ready schedules, ensuring all repairs/replacements/cleaning is completed as necessary for apartments to be move-in ready.

• Provide backup support in the absence of the Maintenance Supervisor, ensuring seamless operations and minimal disruption to the team.

• Identify and correct hazardous community conditions and liabilities, reporting incidents to the Property Manager and Maintenance Supervisor.

• Assist with determining supply and equipment needs, ordering supplies, and managing maintenance budgets, ensuring efficient use of resources.

Requirements

• A minimum of one year or more of progressive maintenance and safety experience, with a strong background in building maintenance, repair, and preventative maintenance programs.

• Knowledge of local, state, and federal building codes and compliance issues, with the ability to ensure building code compliance.

• A positive, team-oriented attitude, with the ability to work with a diverse group of people and customers, providing excellent customer service and support.

• Required to provide own industry-specific hand tools, with regular attendance, punctuality, and dependability expected.

• A valid driver's license and/or reliable transportation required, with the ability to work a varied schedule, including weekends and on-call rotations.

Preferred Qualifications

• Strongly preferred that candidates have at least one year of experience with a construction background, including foundations, framing, roofing, plumbing, and electrical work.

• HVAC certification (most industry certifications accepted) or the ability to obtain, with E.P.A Certification (Type II domestic HVAC systems) / E.P.A 410A certification or ability to obtain, and CPO (Certified Pool Operator) or ability to obtain.
