Overview:


The Project Manager will be responsible for strategizing, coordinating, inspecting, supervising, and evaluating all assigned personnel engaged in various custodial responsibilities to ensure adherence to TWC cleaning and safety standards. This role involves ensuring the proper maintenance and cleanliness of client facilities while providing both administrative and technical oversight to custodial staff. This position description aims to reflect the primary job elements accurately and is not exhaustive of all duties or knowledge required.



Key Responsibilities:
1. Assess and measure the quality and quantity of custodial work performed by assigned staff; conduct regular inspections.

2. Develop and implement cleaning standards, reviewing them annually for effectiveness.

3. Ensure compliance with in-house training programs for custodial personnel, developed in collaboration with the Training Director.

4. Guarantee timely provision of necessary equipment and materials to all facilities.


5. Identify and address challenges arising from varying funding levels, staffing issues, emerging technologies, and evolving customer needs.


6. Recognize potential problems or opportunities for service enhancement to ensure superior custodial services.

7. Oversee the preparation of essential reports and maintain accurate records.

8. Ensure compliance with safety protocols.

9. Supervise and evaluate the performance of custodians and other assigned personnel.

10. Collaborate with clients regarding custodial services.

11. Provide direction to custodial staff and other personnel as required.

12. Assess employee performance and initiate corrective actions when necessary.


13. Work alongside custodians and other staff to prepare rooms and meeting areas for special events, which includes arranging chairs, tables, and related equipment.


14. Participate in maintaining campus and building security, monitoring worksites, and reporting potential security issues.

15. Analyze custodial needs and recommend priorities for the custodial program, participating in supply ordering.


16. Train and instruct custodial personnel in cleaning techniques, material usage, light maintenance tasks, and safe equipment operation.


17. Supervise, monitor, and engage in custodial tasks including cleaning various facilities and areas.


18. Operate cleaning equipment and tools effectively.

19. Attend and engage in required client and TWC meetings and training sessions.

Additional Responsibilities:


Perform other related duties as assigned to ensure the efficient operation of the work unit.


Qualifications:
MUST HAVE A TS/SCI

Minimum Qualifications:
Knowledge of:

- Applicable federal and state regulations, policies, and procedures governing work scope.

- Methods to interpret and explain rules and regulations related to work scope.

- Maintaining certification and adhering to procedural guidelines for GS-42 certification.

- Safe practices for using equipment and materials related to work scope.

- Technical aspects of the field of specialty.

- Principles and practices of effective leadership and supervision.

- Computer software/hardware and related technology.

Skills:
- Ability to interpret and maintain knowledge of applicable laws and regulations.

- Effective communication skills in English, both orally and in writing.

- Strong organizational and planning skills.

- Ability to prepare and maintain accurate records and reports.

- Analyze situations accurately and adopt effective courses of action.

- Establish and maintain effective working relationships with diverse individuals.

- Supervise, coach, and evaluate assigned personnel.

Working Conditions:


Indoor and outdoor environments; driving a vehicle for work; fast-paced setting with constant interruptions; exposure to noise from equipment operation; work with mechanical equipment; exposure to toxic or caustic chemicals.


Minimum Qualifications Training, Education, and Experience:
Any combination of education, training, military experience equivalent to: an associate degree and three years of progressively responsible experience in custodial work, including supervisory experience and overseeing maintenance projects.

Licenses and Other Requirements:
Valid Driver's License

Physical Requirements:


Consistent mental alertness; ability to stand, walk, or sit for extended periods; lift and carry light to moderate weight objects; push/pull exerting force; climb ladders and stairs; bend, twist, crouch, crawl, kneel; reach overhead; dexterity of arms, hands, and fingers; ability to see, hear, and speak to exchange information.
