Maintenance Director Job Description

The Maintenance Director is responsible for ensuring the physical condition of assets is maintained in a safe, attractive, and comfortable condition. This role is accountable for achieving financial operation and maintenance metrics.

Key Responsibilities:
  • Establish and implement preventive maintenance programs to ensure optimal asset performance.
  • Supervise and train maintenance personnel to ensure compliance with safety protocols and company policies.
  • Conduct regular property and equipment inspections to identify areas for improvement.
  • Manage vendor relationships and ensure compliance with contracts and company guidelines.
  • Develop and implement emergency on-call procedures to ensure timely response to maintenance requests.
  • Oversee the maintenance of company-owned equipment and small tools.
  • Collaborate with the Community Director to perform annual and semi-annual site compliance inspections.
  • Assist in all aspects of property maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance.
  • Contribute to resident retention programs by ensuring timely and effective maintenance of resident units.
  • Ensure compliance with company policies, procedures, and safety protocols.
Requirements:
  • Bachelor's degree in Business Administration, Engineering, Construction Management, or a related field.
  • 5+ years of experience in building maintenance, with a focus on multi-unit residential properties.
  • Previous experience managing maintenance personnel and vendors.
  • Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.
  • Ability to work in a fast-paced environment and prioritize tasks effectively.
  • Strong organizational and communication skills, with the ability to interact with a wide range of stakeholders.
  • Environmental Protection Agency (EPA) Certification and OSHA-10 Training required.
