Job Overview

Compensation: USD-commensurate with experience.

Work Schedule:
• First Shift: Monday to Friday, 8 AM to 5 PM

Role Summary: Deliver timely and professional responses to tenant and customer inquiries regarding facility operations. Address issues related to HVAC, lighting, plumbing, and electrical systems. Utilize the Building Automation System to ensure optimal performance and efficiency of building systems.

Key Responsibilities:
• Respond promptly and courteously to all tenant requests in accordance with maintenance department guidelines.

• Execute preventive maintenance and significant repairs on mechanical and HVAC systems. Diagnose, repair, and maintain HVAC components including air handling units, controls, pumps, condensers, evaporators, cooling towers, and associated piping.

• Oversee mechanical service operations, including modifications, inspections, installations, and maintenance. Maintain an adequate inventory of spare parts for all equipment.

• Operate and adjust HVAC systems to regulate temperature and humidity levels in office and telecommunications areas.

• Conduct chemical balance tests in HVAC water systems to ensure maximum efficiency.

• Address after-hours emergencies and building system issues promptly. Anticipate and respond to snow removal needs.

• Provide emergency repairs for kitchen equipment as necessary to minimize vendor disruptions. Service kitchen plumbing and steam systems, and assist external contractors with mechanical, electrical, and kitchen repairs.

• Keep records of testing and inspections as mandated by the Fire Marshall for annual evaluations.

• Manage electrical service operations, including modifications, repairs, inspections, installations, and maintenance, either in-house or through contracted services.

• Monitor and operate the building facility management system and lighting controls. Test fire protection systems, fire alarms, emergency generators, and UPS systems to ensure reliability.

• Oversee plumbing service operations, including pumps, valves, piping, regulators, and drainage systems.

• Administer maintenance work orders through the 360 CMMS.

• Provide insights and recommendations for equipment improvements and cost-saving measures.

• Conduct necessary testing and inspections as required by regulatory agencies.

• Monitor and perform repairs in the parking structure, including lamp and fixture replacements, HVAC in parking areas, and fire safety systems.

• Assist with employee relocations, office setups, and furniture movements.

• Participate in emergency procedures, including evacuations and safety alerts as needed.

• Collaborate with contractors to oversee ongoing projects.

• Assume operational oversight in the absence of management.

• Perform additional tasks as assigned by management.

Basic Qualifications: High School diploma or GED.
Additional Requirements:

• Minimum of 3 years of experience in building maintenance, including proficiency with power tools, audiovisual equipment repair, plumbing, HVAC, and lighting systems. Experience with grounds equipment such as snow blowers and lawn mowers is also required.

Work Environment/Physical Demands:


• Ability to lift up to seventy-five pounds and perform physical activities requiring strength, mobility, manual dexterity, and agility.

• Proficient use of hand and power tools and maintenance equipment.

• Capable of standing, walking, sitting, and using hands for various tasks.

• Ability to reach with hands and arms, climb ladders, and perform tasks requiring bending or kneeling.

• Effective communication skills to understand and respond to verbal instructions.

• Basic knowledge of OSHA regulations regarding PPE and safety hazards.

• Competence in monitoring weather forecasts to adjust HVAC systems for energy conservation and comfort maintenance.

• Familiarity with computer systems and facility management software.

• Strong oral and written communication skills for following instructions and completing assigned tasks.

• Capability to efficiently manage work orders with minimal supervision.

• Ability to lead the work of others, particularly contractors.

• Stationary Engineering Degree or Certification preferred.

• OSHA 10 or 30 Hour Training Certification preferred.
