Job Summary: We are seeking a highly skilled Maintenance Technician to join our team at Gold Wynn Management LLC. As a key member of our maintenance team, you will be responsible for ensuring the day-to-day maintenance and upkeep of our multifamily residential buildings.

Key Responsibilities:

  • Manage the maintenance responsibilities of assigned residential building(s) to a high standard of quality and care.
  • Turn over apartment units in a timely and high-quality manner and help prepare a monthly schedule to track progress and costs.
  • Complete daily work orders, maintain and update work order system, and ensure no backlog in work orders.
  • Perform advanced plumbing, electrical, and HVAC troubleshooting and repairs, as well as carpentry, painting, and flooring installs and repairs.
  • Help contribute to the monthly budget set out by the Maintenance Supervisor.
  • Schedule and supervise contracted services as needed to ensure quality of work.
  • Maintain supplies and equipment inventory and service/repair logs on a monthly basis.
  • Oversee necessary contractors to ready apartments for re-lease within the timeframe determined by the Maintenance Supervisor and/or Property Manager.
  • Develop and maintain positive relationships with tenants, suppliers, contractors, vendors, and regulatory agencies.
  • Ensure all facilities meet government regulations and environmental, health, and security standards.

Requirements:

  • GED or High School equivalent required; Associates degree preferred.
  • Demonstrate a general understanding of contracting practices, building equipment operations, and vendor management.
  • More than five years of experience in general maintenance or residential maintenance fields.
  • HVAC, EPA, OSHA certification preferred.
  • Advanced knowledge of and demonstrated work experience in plumbing, electrical, and HVAC is required.
  • Must have a valid driver's license and reliable transportation.

Physical Requirements:

  • Prolonged periods standing and walking.
  • Must be physically able to climb ladders, bend, or crawl into awkward spaces.
  • Must be able to lift up to pounds at a time.
