Job Overview

R P Communities seeks an experienced Construction Manager to oversee multifamily construction projects, ensuring timely completion and adherence to quality standards.

Key Responsibilities:

  • Coordinate subcontractor schedules to achieve project timelines, monitoring daily activities for alignment with project plans.
  • Conduct regular inspections to verify workmanship meets the company's quality standards.
  • Supervise subcontractor labor at assigned job sites, ensuring compliance with project specifications and quality requirements.
  • Collaborate with the purchasing department to define subcontractor scopes of work.
  • Verify subcontractors comply with their contracted scope of work and relevant agreements before work commences.
  • Organize necessary city inspections for regulatory compliance.
  • Monitor jobsite safety, identifying and addressing non-compliance with safety, health, and environmental regulations. Foster a culture of safety among all site visitors, employees, and contractors.
  • Maintain OSHA compliance on the jobsite, including having at least one 10-hour OSHA-certified personnel per trade.
  • Communicate any construction progress conflicts to the project team for resolution.
  • Compile and distribute daily progress reports, including photographic documentation of construction and safety issues.
  • Maintain a clean and organized work environment through daily housekeeping efforts.
  • Identify and complete punch lists to ensure project progress and completion.
  • Authorize purchase orders and invoices for completed work, forwarding them to the Accounts Payable department.
  • Address work outside subcontracted scope as needed.
  • Lead pre-construction meetings with subcontractors to ensure alignment on project requirements.
  • Secure the jobsite at the beginning and end of each day to maintain security protocols.

Requirements

  • A minimum of 5 years of verifiable experience in multifamily, hotel, or high-volume single-family home construction.
  • High school diploma or GED – or – additional years of verifiable experience.

Preferred Qualifications:

  • 10hr or 30hr OSHA certification – or – ability to obtain within the first 90 days of employment.
  • Experience utilizing Microsoft Project, ECI MarkSystem, SmartSuite programs.

Salary Estimate: $80,000 - $110,000 per year, depending on location and experience.
