As a key member of our team, you will be responsible for ensuring the smooth operation of our properties, managing staff, and maintaining high levels of customer satisfaction.

Key Responsibilities
  • Leadership
    • Exercise initiative, independent analysis, and judgment to make informed decisions.
    • Assist in the training and onboarding of new team members.
    • Participate in local property transitions.
  • Client Relations
    • Carry out the philosophies and wishes of the owner in the daily operations of the property.
  • Communication
    • Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests.
    • Keep immediate supervisor informed of work progress and any potential work problems.
  • Employee Management
    • Develop and manage the site team members, including hiring, training, and evaluation.
    • Ensure all open positions are filled in a timely manner.
    • Ensure all employees maintain compliance with various department requirements.
  • Leasing/Occupancy
    • Maintain occupancy levels as established by owner/budget expectations.
    • Oversee and exhibit professional leasing techniques.
    • Ensure completion of the monthly Market Surveys and analysis.
    • Develop and implement advertising and marketing strategies for the apartment community.
    • Oversee and exhibit closing ratios in regards to phone and walk-in traffic.
    • Ensure that all online marketing sources are updated daily.
    • Promote positive resident/management relations to retain desirable residents.
    • Develop and oversee the implementation of resident retention programs.
    • Ensure the safety, comfort, and privacy of all property residents.
    • Ensure move-in orientation is completed consistently with new residents.
  • Revenue Management
    • Manage the maximum revenue potential of the property through the management of lease expirations and timely turnover.
    • Manage monthly rent collections and delinquency, including timely deposit and security of funds according to FPI policies.
    • Participate in the development of and managing to the approved operating budget.
    • Accurately process vendor invoices and manage accounting month end.
    • Comply with periodic financial reporting requirements.
  • Reporting and Document Management
    • Maintain appropriate resident files, including forms, leases, and documents in accordance with FPI Standard Operating Procedures.
    • Responsible for the daily integrity and confidentiality of resident files.
    • Ensure that documents and reporting systems are maintained, updated, and organized.
    • Meet all periodic reporting requirements.
    • Assist in budget preparation and delivery.
  • Risk Management items
    • Ensure compliance of Risk Management items through the following of the FPI Standard Operating Procedures.
    • Report timely any/all injuries, illnesses, property damage through the proper reporting channels and forms.
    • React calmly and professionally in emergency, emotional, and/or stressful situations.
    • Maintain current permit, licensing, and inspection requirements.
    • Maintain compliance with OSHA requirements.
  • Facility Maintenance
    • Assist residents with reporting of maintenance needs.
    • Document facility and maintenance needs and ensure timely completion.
    • Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.
    • Follow up on maintenance requests to promote resident communication and satisfaction.
  • Other
    • Consistently and fairly enforce community rules and regulations.
    • Promote a professional image by adhering to FPI Management's Dress Code Policy.
    • Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.
