Key Responsibilities- Leadership
- Exercise initiative, independent analysis, and judgment to make informed decisions.
- Assist in the training and onboarding of new team members.
- Participate in local property transitions.
- Client Relations
- Carry out the philosophies and wishes of the owner in the daily operations of the property.
- Communication
- Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests.
- Keep immediate supervisor informed of work progress and any potential work problems.
- Employee Management
- Develop and manage the site team members, including hiring, training, and evaluation.
- Ensure all open positions are filled in a timely manner.
- Ensure all employees maintain compliance with various department requirements.
- Leasing/Occupancy
- Maintain occupancy levels as established by owner/budget expectations.
- Oversee and exhibit professional leasing techniques.
- Ensure completion of the monthly Market Surveys and analysis.
- Develop and implement advertising and marketing strategies for the apartment community.
- Oversee and exhibit closing ratios in regards to phone and walk-in traffic.
- Ensure that all online marketing sources are updated daily.
- Promote positive resident/management relations to retain desirable residents.
- Develop and oversee the implementation of resident retention programs.
- Ensure the safety, comfort, and privacy of all property residents.
- Ensure move-in orientation is completed consistently with new residents.
- Revenue Management
- Manage the maximum revenue potential of the property through the management of lease expirations and timely turnover.
- Manage monthly rent collections and delinquency, including timely deposit and security of funds according to FPI policies.
- Participate in the development of and managing to the approved operating budget.
- Accurately process vendor invoices and manage accounting month end.
- Comply with periodic financial reporting requirements.
- Reporting and Document Management
- Maintain appropriate resident files, including forms, leases, and documents in accordance with FPI Standard Operating Procedures.
- Responsible for the daily integrity and confidentiality of resident files.
- Ensure that documents and reporting systems are maintained, updated, and organized.
- Meet all periodic reporting requirements.
- Assist in budget preparation and delivery.
- Risk Management items
- Ensure compliance of Risk Management items through the following of the FPI Standard Operating Procedures.
- Report timely any/all injuries, illnesses, property damage through the proper reporting channels and forms.
- React calmly and professionally in emergency, emotional, and/or stressful situations.
- Maintain current permit, licensing, and inspection requirements.
- Maintain compliance with OSHA requirements.
- Facility Maintenance
- Assist residents with reporting of maintenance needs.
- Document facility and maintenance needs and ensure timely completion.
- Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.
- Follow up on maintenance requests to promote resident communication and satisfaction.
- Other
- Consistently and fairly enforce community rules and regulations.
- Promote a professional image by adhering to FPI Management's Dress Code Policy.
- Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.
