Job Description

Job Summary:

The Community Director is responsible for overseeing the day-to-day operations of a small asset/property, managing a staff of up to 5 Full-Time Employees (FTEs), and ensuring the property meets the Client's operational and financial goals.

Key Responsibilities:
  • Client Relations: Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objectives and expectations.
  • Communication: Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests while representing FPI.
  • Employee Management: Develop and manage the site team members, including participating in the hiring, training, and evaluation of employees.
  • Leasing/Occupancy: Maintain occupancy levels as established by owner/budget expectations, oversee and exhibit professional leasing techniques, and ensure completion of the monthly Market Surveys and analysis.
  • Revenue Management: Manage the maximum revenue potential of the property through the management of lease expirations and timely turnover, manage monthly rent collections and delinquency, and participate in the development of and managing to the approved operating budget.
  • Reporting and Document Management: Maintain appropriate resident files, ensure the daily integrity and confidentiality of resident files, and meet all periodic reporting requirements.
  • Risk Management: Ensure compliance of Risk Management items through the following of the FPI Standard Operating Procedures.
  • Facility Maintenance: Assist residents with reporting of maintenance needs, document facility and maintenance needs, and ensure timely completion.
Qualifications:
  • A minimum of 2 years' experience with affordable housing programs, including LIHTC, HUD programs, and USDA-Rural Development.
  • Affordable Housing Accreditation or other applicable designations in affordable programs.
  • Minimum 1 year of experience in a similar leadership role, preferably within Residential Property Management.
  • High School diploma or equivalency certificate required. College degree in a relatable field preferred, but not required.
  • May require a Valid Driver's License, as well as a good driving record, current motor vehicle insurance, and an operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy.
  • Must be proficient in speaking, reading, and writing in English.
  • Strong computer skills, including MS Office, Google Apps, property management-related software, email, and internet.
