KEY RESPONSIBILITIES

  • Oversee the daily operations and safety of personnel involved in the maintenance of buildings, grounds, sanitation, refrigeration systems, industrial power equipment, and security protocols through the use of tracking software and preventive maintenance schedules. Assign and supervise facility projects to ensure quality and timely execution. Provide comprehensive training to staff on preferred work methods (PMWs).
  • Foster a safety-oriented culture that guarantees the well-being of all associates. Interpret, instruct, and consistently uphold company policies and procedures.
  • Execute management functions including staff recruitment, development, disciplinary actions, performance evaluations, and terminations. Maintain positive associate relations through regular communication and meetings, addressing inquiries and clarifying policies. Manage labor hours within budget constraints and prepare work schedules, including additional workdays as necessary.
  • Cultivate business relationships to ensure effective communication and smooth operations with third-party vendors, including utility representatives, refrigeration contractors, janitorial services, pest control, and security providers. Ensure that all contracted vendors maintain current certificates of insurance and hold harmless agreements.
  • Oversee the selection, procurement, utilization, and inventory management of company assets to support the facilities department. Collaborate with other departments to ensure that upgrades and repairs are executed efficiently. Communicate any issues affecting normal building operations to the corporate facilities team.
  • Develop budgets, profit plans, and capital requests as needed. Propose efficiency improvements and cost-saving measures, assisting in the implementation of changes within facility maintenance to enhance operational efficiency.
  • Ensure compliance with local, state, and federal regulatory agencies (e.g., OSHA, EPA, USDA, DOT). Conduct audits to verify that all required inspections and documentation (including food safety documentation, EPSM, PSM, fire protection, etc.) are completed accurately and retained to minimize potential losses.
  • Collaborate with the Safety department to support training, associate observations, updates to preferred work methods, accident investigations, and routine safety inspections. Coordinate emergency response or crisis management activities and maintain relationships with local emergency management and other entities to promote a safe environment.
  • Perform other duties as assigned by management.

WORK ENVIRONMENT

  • The role involves time spent in an office setting working on a computer, as well as time spent inside and outside the distribution center in various climates, including normal warehouse conditions with temperatures that may reach -5 degrees.

MINIMUM QUALIFICATIONS
Related Experience/Requirements
  • At least 5 years of experience in maintenance management.
Knowledge/Skills/Abilities
  • Proficient understanding of ammonia and Freon systems.
  • Familiarity with environmental regulations and governing bodies.
  • Knowledge of applicable building, life/safety, and fire protection standards and codes.
  • Strong interpersonal skills to build and maintain coworker relationships.
  • Ability to read, analyze, and interpret general business publications, professional journals, technical procedures, or governmental regulations.
  • Proficient in writing reports, business correspondence, and procedural manuals.
  • Flexibility to work a varied schedule, including nights and weekends.
  • Strong problem-solving and organizational skills with a focus on meeting deadlines.
  • Excellent communication and leadership abilities.
  • Capability to manage multiple functions simultaneously in a fast-paced environment with minimal supervision.
  • Adaptability to changing organizational and operational needs.
  • Proficiency in Microsoft Office Suite (Excel, Outlook, Teams, etc.).
Travel
  • 10% travel may be required, typically for mandatory meetings and/or training.
Education
  • High school diploma or GED is required.
Certifications/Training
  • Valid state Driver's license is required.
PREFERRED QUALIFICATIONS
Licenses
  • Certifications, licenses, and registrations in refrigeration/HVAC are preferred.
  • Level 1 Ammonia Operation Certification is preferred.
  • Powered Industrial Equipment Certification is preferred.
  • Certification in fleet trade/mechanic is preferred.
