The Area Facilities Supervisor plays a crucial role in ensuring the operational excellence of our residential communities. This position is responsible for overseeing the physical condition of properties within the designated area, ensuring a safe, secure, and pleasant living environment for all residents, visitors, and staff. The Area Facilities Supervisor will uphold and enforce company policies and standards across all assigned locations. Regular inspections and guidance for on-site maintenance teams are key responsibilities of this role.

Key Qualifications:
  • Minimum of 5 years of experience in Multi-Site Facilities Management.
  • Proven leadership skills in managing maintenance teams.
  • Possession of personal tools and a reliable vehicle (valid driver's license required).
  • Preferred HVAC certification and experience.
  • Expertise in plumbing, electrical, and carpentry.
  • Strong communication and organizational skills.
  • Ability to multitask and pay attention to detail.
  • High School Diploma or equivalent (Vocational or Technical education preferred; college coursework is a plus).
Responsibilities:
  • Lead and delegate tasks to maintenance staff, including training, evaluation, and disciplinary actions.
  • Utilize logical reasoning to address various practical situations while adhering to standardized procedures.
  • Develop and manage financial budgets and invoices effectively.
  • Make sound time management decisions.
  • Report significant repairs to the Property Management Director.
  • Fulfill additional duties as assigned by the Property Management Director.
  • Assist properties in managing inventory levels and ordering necessary parts.
  • Oversee the make-ready process and ensure site staff are adequately trained.
  • Monitor property conditions and promptly address any safety hazards.
  • Report unsafe conditions to the management team immediately.
  • Schedule and conduct routine preventive maintenance alongside site staff.
  • Maintain knowledge of utility cut-offs and other critical property features.
  • Conduct all business in compliance with company policies, Fair Housing laws, and other relevant regulations.
  • Understand and adhere to laws and regulations regarding hazardous materials management.
  • Familiarize oneself with safety features of equipment and materials used in the role.
  • Comply with all company safety protocols and utilize appropriate safety equipment.
