Position Title: Client Relationship Specialist
Department: Sales
Business Unit: Development Division

Overview: The primary objective of this role is to assist clients and real estate professionals throughout our Development sales procedures, encompassing both speculative and pre-sold properties. The position is essential for cultivating and expanding a robust client network to ensure ongoing referrals and establish new connections to sustain a healthy sales pipeline.

We are looking for a motivated individual with exceptional sales abilities and a genuine enthusiasm for building relationships. The ideal candidate must be adaptable to changes and willing to work during evenings and weekends.

Key Performance Indicators (KPIs):

  1. Sales Targets – Comprehend and take ownership of monthly sales objectives per community and market, adjusting the business strategy as market conditions evolve to meet budgeted targets.
  2. Lead Generation and Conversion – Create leads within the market to convert into sales, maintain a vibrant network, and enhance relationships within the industry to achieve the necessary traffic for meeting sales objectives. Track sales conversion rates to evaluate the effectiveness of the current business strategy, aiming for a conversion rate of 25% or higher.
  3. Market Analysis and Forecasting – Develop expertise in the market to analyze competition, inventory levels, market gaps, and emerging trends to effectively plan and support amenity offerings and pricing strategies for speculative homes.

Essential Responsibilities:

  • Maintain accurate records of all traffic in the CRM and adhere to the follow-up process until completion.
  • Attend all scheduled property showings.
  • Engage in external networking and participate in relevant company and industry events.
  • Communicate with clients at predetermined intervals to update them on production progress.
  • Ensure all necessary documentation is saved appropriately on the server.
  • Exhibit a positive and welcoming demeanor when interacting with walk-in clients, recognizing the importance of capturing all walk-through traffic.

Minimum Qualifications:

  • High school diploma or equivalent.

Technical Skills:

  • Proficient in Microsoft Excel (advanced level).
  • Proficient in Microsoft Word (advanced level).
  • Basic knowledge of Microsoft Outlook.
