Director of Purchasing

Overview
We are seeking a highly skilled Director of Purchasing to join our team at Tri Pointe Homes Holdings, Inc. This key role will be responsible for coordinating all aspects of the purchasing department, including budgets, trade partner contracts, bidding, trade partner relationships, cycle time, value engineering, and product development.
Key Responsibilities:
- Recruit, Hire, Evaluate, Train, Develop and Retain: Lead the purchasing department team, focusing on recruiting, hiring, evaluating, training, developing, and retaining productive and highly engaged team members.
- Develop Positive Work Culture: Foster a positive, teamwork-oriented work culture within the purchasing team and between departments, promoting achievement and excellence.
- Models and Reinforces Company Values: Embody and reinforce the company's values, vision, and culture, aligning with core leadership competencies.
- Ensure Compliance: Ensure understanding and compliance with legal regulations, sales policies, internal control procedures, and practices.
- Develop Annual Action Plan: Collaborate with managers to develop an annual action plan to strengthen the operation's effectiveness and meet with them regularly to assess progress.
- Conduct Reviews and Provide Feedback: Conduct reviews and provide performance feedback to direct reports, ensuring their growth and development.
- Provide Support and Leadership: Offer support, direction, and leadership to team members, addressing questions and issues promptly.
- Actively Participate in Business Planning: Engage in the creation and implementation of the Division Business Plan, ensuring alignment with company goals.
- Ensure Compliance with Purchasing Policies: Ensure compliance with Purchasing Policies and Procedures throughout the purchasing department.
- Negotiate and Resolve Contract Changes: Negotiate and resolve contract changes, issues, and price change requests, communicating product and pricing changes to relevant teams.
- Establish Budgets and Options: Establish accurate and detailed budgets through estimating construction plans and drawings, interpreting architectural plans, and engaging in review and red-lining of new plans before bidding.
- Work with National Accounts Team: Collaborate with the home office national accounts team to maximize trade relations opportunities.
- Ensure Budgets and Options are Accurate: Ensure budgets and options are accurate, complete, and in the company's purchasing databases, communicating changes to leadership promptly.
- Material Takeoffs and Cost Comparisons: Ensure material takeoffs are correct and complete, performing cost comparisons and analyses as needed to support Land Acquisition/Due Diligence.
- Conduct Closed Job Analysis: Conduct closed job analysis with Construction and Finance, reporting findings to leadership.
- Establish and Maintain Scope of Work: Establish and maintain Scope of Work with trade partners and vendors, setting service level requirements and performance/quality evaluation criteria.
- Engage in Product Development and Value Engineering: Engage in product development and value engineering meetings/initiatives with internal and external partners, ensuring cost-effective standard and upgrade options are selected by the community.
- Continuously Source New Products and Suppliers: Continuously source new and better products, subcontractors, and material suppliers within and outside the local market and/or at the national level.
- Monitor and Report on Subcontractor and Material Increases/Decreases: Monitor and report regularly on subcontractor and material increases/decreases.
- Monitor and Report on Construction Costs: Monitor and report regularly on construction costs by the plan.
- Participate in Walkthroughs: Participate in walkthroughs, incorporating changes into plans and specifications, and notifying relevant departments of changes.
- Provide and Maintain Competitive Bid and Value Engineering Reports: Develop and oversee effective purchasing (bidding, negotiating, contracting) processes and systems to ensure cost-effective and timely contracting of trade partners while preserving high construction quality standards.
- Follow Company Expectations and Policies: Follow company expectations and policies on bidding processes, trade partner/vendor selection, business partner relations, and national accounts, ensuring understanding and compliance with company policies and internal control procedures.
- Establish, Maintain, and Keep Current Standard Operating Procedures: Establish, maintain, and keep current standard operating procedures for the Purchasing Department, including each purchasing position.
Qualifications:
- Education: BA/BS Degree or equivalent combination of education and experience required.
- Experience: A minimum of 5 years of related experience; homebuilding purchasing experience preferred.
- Leadership Experience: Previous leadership experience required.
- Knowledge: Extensive knowledge of the homebuilding construction process.
- Skills: Strong PC skills required, with a high level of proficiency in Microsoft Office Suite (MS Word, MS Excel, MS PowerPoint, and MS Outlook), Adobe Pro, and internet-based programs such as Internet Explorer and Google Chrome. Prior experience with Corrigo, Enterprise-One/JD Edwards, ShareFile, DocuSign, Envision, and Hyphen Solutions preferred.
