The primary role of the Construction Project Supervisor is crucial to the success of our construction operations.

Through effective management of teams, organization of tasks, and scheduling of subcontractor activities, the Superintendent plays a key role in maximizing project profitability.

The Construction Project Supervisor reports directly to the President/Vice President and is responsible for the effective execution of duties. While authority may be delegated to qualified personnel, overall accountability remains with the Superintendent.

The main responsibility of the Construction Project Supervisor is to efficiently coordinate and schedule the work of teams, equipment, materials, and subcontractors to achieve optimal productivity.

Key Responsibilities:
  • Review project timelines and develop work plans, including look-ahead schedules for subcontractors and suppliers.
  • Conduct pre-construction planning and lead on-site project meetings with subcontractors and trade personnel.
  • Ensure that foremen are well-qualified and effectively executing their assigned duties.
  • Oversee proper project layout, ensuring compliance with grades and accurate structure placement.
  • Establish job site office, secure necessary permits, and ensure compliance with safety regulations.
  • Facilitate safety meetings and maintain a first aid kit on-site for emergencies.
  • Maintain comprehensive knowledge of project plans and specifications, preparing for upcoming tasks through coordination meetings.
  • Uphold high standards of quality control and ensure good housekeeping practices are maintained.
  • Generate Requests for Information (RFIs) as needed to clarify discrepancies.
  • Foster a collaborative relationship with the Project Manager to assist in scheduling materials, equipment, and subcontractors.
  • Keep project schedules updated, reviewing status and job costs monthly, and updating weekly.
  • Manage inventory of tools and equipment, ensuring proper security and return of movable tools.
  • Secure the project site each evening as required.
  • Assist foremen and subcontractors in resolving issues.
  • Complete daily Superintendent reports accurately.
  • Monitor worker attendance to ensure adequate staffing for daily activities.
  • Ensure all change orders are executed and reflected in as-built plans.
  • Participate in pre-construction and construction meetings, documenting potential issues for discussion with the Project Manager.
  • Coordinate required inspections and assist inspectors during project reviews.
  • Maintain positive relationships with inspectors, architects, subcontractors, and other key project stakeholders.
  • Oversee equipment maintenance and ensure effective utilization on-site.
  • Attend technical meetings to discuss job progress and address problem areas.
  • Maintain open communication with the Project Manager regarding unforeseen challenges.
  • Assist the Project Manager in estimating project completion percentages for invoicing and job cost reporting.

Qualifications:

  • Proactive problem-solving skills to mitigate risks.
  • Strong focus on controlling job costs and adhering to project timelines.
  • Proficiency in using site levels or lasers for job layout and surveying.
  • Effective communication skills to relay activity sequences to subcontractors and suppliers promptly.
  • 5-10 years of experience as a Superintendent on commercial construction projects valued between $4,000,000 and $8,000,000.
  • Strong leadership skills and a stable work history.
  • Computer literacy and willingness to learn the ProCor software utilized by the company.
  • Ability to communicate effectively with internal leadership and subcontractors.
