ROLE OVERVIEW

The Development Project Manager is responsible for overseeing all facets of land development or existing site/building projects from the moment contracts are signed until building permits are secured. This role involves managing external consultants throughout the due diligence, design, engineering, and permitting phases for new school construction. The DPM acts as the primary contact during the development process, ensuring all necessary permits are obtained to initiate construction.

KEY RESPONSIBILITIES

  • Collaborate with the Real Estate Director during the leasing or purchase agreement phase by assessing proposed sites, providing cost and development timelines, and conducting municipal requirement research.
  • Develop customized project schedules based on zoning status and required approvals to expedite construction commencement.
  • Lead a team of internal and external consultants, including architects and engineers, to secure municipal approvals necessary for site development.
  • Represent the Franchise Owner and Primrose at local meetings to advocate for zoning and site plan approvals.
  • Oversee due diligence efforts during the inspection period, including title reports and environmental assessments.
  • Facilitate communication and coordination among all stakeholders, including Franchise Owners and project teams.
  • Enhance project timelines through proactive engagement with jurisdictional departments.
  • Travel to various markets to engage with local officials on development projects.
  • Ensure compliance with all county, city, and state regulations for site preparation.
  • Maintain clear communication with stakeholders throughout the development process.
  • Regularly review and update project schedules, ensuring timely information dissemination among all parties involved.
  • Identify opportunities for cost savings through value engineering during project evaluations.
  • Complete all necessary documentation and provide accurate project status updates.

IDEAL CANDIDATE PROFILE

We are looking for individuals who build trusted relationships, demonstrate accountability, and possess a service-oriented mindset. The ideal candidate will have:

  • A Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field.
  • Over 5 years of experience in development management within the commercial construction sector.
  • Experience in pre-construction and land development processes.
  • Strong knowledge of feasibility studies, site planning, and permitting.
  • Proven ability to work with local municipalities to secure necessary approvals.
  • Experience in managing multiple projects simultaneously.
  • Solid understanding of construction terminology and documentation.
  • Proficiency in project management software.
  • Excellent organizational and communication skills.
  • Willingness to travel as needed.
