Position Summary

Guardian Service Industries is in search of a dedicated, full-time, live-in Resident Manager to oversee the management of a 14-story property in Manhattan, ensuring an exceptional living experience for all residents. This property is managed by The Dermot Company, a prominent real estate developer and operator based in New York City and Florida.

Key Responsibilities

  • Oversee daily property operations while prioritizing resident satisfaction. Exceptional customer service is essential, including the completion and resolution of work orders in collaboration with maintenance staff.
  • Lead, mentor, and develop building personnel within a constructive work environment.
  • Ensure timely maintenance of all building systems and operations, including the coordination of preventive maintenance tasks.
  • Guarantee that all properties meet the standards of surveys, audits, reviews, and inspections.
  • Supervise all maintenance and repair activities, including obtaining vendor quotes, scheduling, and reviewing completed work.
  • Collaborate with the general manager to negotiate service contracts, including bidding, awarding, and managing building contracts while ensuring compliance from suppliers and service providers.
  • Respond to building emergencies, coordinating resources and providing guidance to secure the situation and implement corrective measures.
  • Manage construction projects and capital improvements, ensuring adherence to municipal codes and safety regulations, while supervising outside contractors as necessary.
  • Perform additional duties as required, including responding to emergencies at any hour, as this role is on-call 24/7.

Candidate Profile

  • A service-oriented professional capable of managing multiple tasks efficiently and accurately.
  • 3-5 years of experience in residential management, preferably in luxury settings.
  • Active membership in the 32BJ union or willingness to join upon hire.
  • Proficient maintenance experience with a solid understanding of building systems, including plumbing, electrical, carpentry, waterproofing, and HVAC.
  • Excellent verbal and written communication skills, with a professional demeanor.
  • Possession of relevant professional licenses and certifications.
  • Ability to self-manage and prioritize tasks effectively.
  • Must be eligible to work for any employer without restrictions.
  • Strong interpersonal and customer service skills.
  • Exceptional organizational skills and attention to detail.
  • Demonstrated problem-solving abilities and multitasking skills.
  • Capability to thrive in a fast-paced and occasionally stressful environment.
  • Proficient in Microsoft Office Suite and related software.

Compensation: $43-$46/hour based on experience
