Position Overview

The Project Manager will be accountable for directing all stages of the construction endeavor. This role encompasses the management of relationships with construction managers, architects, engineers, subcontractors, suppliers, and site supervisors. The Project Manager guarantees that the project is executed on schedule, within the defined scope, and adheres to budgetary constraints. Key aspects include time management, cost oversight, safety protocols, quality assurance, and resolving any issues or conflicts that may arise to ensure high-quality outcomes, in alignment with the project contract specifications. The Project Manager will supervise the Superintendent and all on-site personnel.

Core Responsibilities:

  • Directing the project management team in the planning, administration, and execution of commercial construction projects.
  • Offering assistance throughout the pre-construction and bidding phases.
  • Formulating and implementing project budgets.
  • Developing the scope for new projects and overseeing them through all phases until completion.
  • The ideal candidate will have expertise in project management, client relations, and consulting.
  • Managing project deliverables, which includes defining the scope of work, scheduling project updates, and overseeing the development of client drawings and construction phases.
  • Preparing meeting agendas and materials, leading discussions, and maintaining comprehensive project budgets and timelines to meet overall project goals and client expectations.
  • Coordinating and monitoring all vendor RFQs and RFPs.
  • Generating invoices and change orders as necessary for all assigned projects.
  • Reviewing all change orders and invoices related to the project and consulting with the client regarding all financial aspects and service management.
  • Evaluating vendor and subcontractor bids and proposals.
  • Communicating project administrative requirements with subcontractors and vendors following the issuance of the Letter of Intent, establishing connections, and fostering relationships with office and field staff of subcontractors/vendors.
  • Assisting the Project Administrator with necessary project submissions (such as subcontractor/vendor documentation, tax exemptions, etc.).
  • Conducting or attending turnover meetings from the Estimator to the project management team, including key site personnel.
  • Monitoring ASIs, SKs, PRs, and RFI responses, presenting cost impacts to the Owner, and maintaining an up-to-date log for review.
  • Requesting or creating procurement logs for subcontractor and vendor materials and equipment.

Qualifications:

  • Bachelor's Degree in Construction Management or equivalent professional experience is preferred.
  • 3-10 years of experience in project management within commercial projects.
  • Familiarity with project management and scheduling software.
